Job Description
Under general direction of a lead worker or supervision by departmental administrator, performs highly skilled level maintenance to include preventive, building, and utility maintenance. Adheres to all OSHA and/or Ohio University required safety guidelines. Independently performs preventive and predictive maintenance on all systems including but not limited to HVAC, Mechanical, Structural, Electrical, Plumbing, etc. Maintains, repairs, lubricates and monitors all equipment as indicated. Maintains and repairs building structure, components and furnishings, including but not limited to doors, flooring, wall surfaces, ceiling surfaces, water fountains, classroom seating, etc. Inspects and troubleshoots all systems in the Zone. Reads and interprets blueprints, diagrams, equipment manuals. Constructs and installs minor equipment. Monitors public areas for cleanliness and supplies. Complete necessary documentation for the Computerized Maintenance Management System (CMMS). May perform asbestos and lead abatement, and abatement of any other environmental hazards encountered as assigned, including minor reinsulating. Performs other related duties as required.
Minimum Qualifications
Advanced working knowledge of Mechanical, Electrical, and Structural trades, for example: HVAC, Plumbing, Electrical, and Carpentry maintenance and repair; Ability to read and write common vocabulary in sentence structure; Ability to add, subtract, multiply and divide whole numbers, calculate fractions, decimals and percentages; Ability to apply principles to solve practical problems; Ability to carry out instructions in written, oral, and pictorial form; Ability to work independently or with others; Ability to demonstrate dexterity and skill in use of craft-associated hand and/or power tools and equipment. Knowledge of all applicable OSHA and/or Ohio University safety guidelines and procedures; Ability to work at heights; Ability to lift up to 50 lbs. 48 months verifiable training and/or experience in one or more Building Trades or equivalent; Valid Driver's license required; May be required to be certified by the State of Ohio as an Asbestos Hazard Abatement Evaluation Specialist and Asbestos Hazard Evaluation Specialist (annual recertification may be required). Must meet Occupational Health Medical Standards for posted position/ classification; Successful completion of a test may be required; May be exposed to dirt, grease, odors, extreme hot or cold temperatures, cramped conditions, confined spaces, heights, and electrical hazards, and dangerous machinery; confined spaces. Established pattern of good work habits and performance with good interpersonal skills. Willingness to foster a welcoming and respectful workforce and community.
