Replace consumables and wear parts (belts, filters, seals,
bearings).
Document PMs and findings in the campus CMMS (TMA).
Troubleshooting and Corrective Maintenance
- Diagnose and repair issues in steam, natural gas, water,
refrigerant, air, and oil distribution systems.
- Perform minor electrical work associated with HVAC (e.g.,
fuses, disconnects, motor starters) within
training/authorization.
- Coordinate parts procurement and communicate repair status to
customers/supervisor.
- Support shop projects and small in‑house upgrades within
scope.
BAS Monitoring and Adjustments
- Use BAS to monitor trends/alarms and to adjust sequences,
schedules, and setpoints per standards to maintain comfort and
conserve energy.
- Escalate advanced control strategy/programming issues to
Facilities Control Specialists or contractors.
Customer Service, Documentation, and Training
- Close work orders with complete notes, labor, and parts in
TMA.
- Participate in safety tailgates and required CSU/CSUEB
trainings (Asbestos/Lead O&M, Confined Space, Respiratory
Protection, Lockout/Tagout, Fall Protection, Aerial/Scissor Lift,
Hot Work).
Minimum Qualifications
Knowledge
- Work requires thorough knowledge of high- and low-pressure
boilers, and heating, pneumatic, ventilating, air conditioning,
refrigeration and other mechanical equipment.
- Thorough knowledge of the methods, tools and materials used in
the operation, maintenance and repair of such equipment.
- General knowledge of ventilation principles, thermal dynamics,
and closed water systems; working knowledge of energy management
systems including the ability to understand and use system
features.
- General knowledge of the applicable state and federal safety
codes and regulations pertaining to mechanical and HVAC
systems.
Abilities
- Must be able to install, operate and repair HVAC equipment and
systems.
- Demonstrate a high degree of mechanical skill equivalent to
journey-level in one or more related trades such as plumbing, pipe
fitting, electrical, or air conditioning.
- Read, interpret and work from blueprints, plans, drawings and
specifications.
- Make rough sketches.
- Estimate cost, time and materials of mechanical work.
- Maintain records and retrieve data related to work performed
using manual and/or computerized record-keeping systems.
- Prepare standard reports; provide instruction to unskilled and
semi-skilled assistants.
- Analyze and respond appropriately to emergency situations.
- Read and write at a level appropriate to the position.
- Perform arithmetic calculations as required by the
position.
Experience
- These abilities normally would be acquired through two years of
journey-level experience in the operation, maintenance and repair
of boiler, heating, ventilating, refrigeration and air conditioning
equipment and systems or the equivalent combination of formal
course work in mechanical technology and hands-on experience.
Required Qualifications
- Must be able to work in high locations on ladders, scaffolds,
motorized equipment, etc.
- Must be able to work in confined spaces.
- Must be able to work in varying climatic conditions, to include
inclement weather.
- Must be able to wear a respirator.
- Must be able to work some weekends and holidays when required,
and the workweek will be adjusted accordingly.
- Must be able to work alone if working conditions dictates.
- Position may be needed during campus emergencies such as power
outages, minor and major natural disasters, pandemics, etc.
- EPA 608 Type II or Universal (required at hire or within 6
months).
- Valid California Driver’s License; completion of CSU Defensive
Driving; participation in the CSU/State DMV Pull Program.
- Required safety training: Asbestos/Lead O&M, Confined
Space, Lockout/Tagout, Fall Protection, Respiratory Protection
(with medical clearance and fit‑testing), Aerial/Scissor Lift, and
Hot Work.
- Journey level skill equivalent to that acquired through
completion of an apprenticeship program.
- Employee must successfully complete hazardous materials, lead
and asbestos training courses offered by the university.
- Must possess a valid California Driver’s License and will be
required to obtain a State of California Defensive Driving
Permit.
Preferred Skills and Knowledge
- Working knowledge of BAS/energy‑management features and
closed‑water systems; ability to interpret trends and alarms to
diagnose issues and optimize operation.
- Ability to install/operate/repair HVAC systems; read blueprints
and schematics; estimate time/materials; keep accurate records in
TMA; prepare standard reports; instruct semi‑skilled staff; and
respond appropriately to emergencies.
- Strong communication and customer‑service skills with a diverse
campus community; understanding of Teamsters Unit 6 rules
(overtime, callback, standby, shift).
- Preferred/Desirable: Experience with campus BAS platforms
(e.g., ALC, Alerton) basic VFD and hydronic balancing.
