Te Herenga Waka – Victoria University of Wellington is currently recruiting a Contracts Manager - Hard Services to join the Property Services – Facilities Management team on a permanent, full-time basis. Flexible and hybrid working arrangements may be available by agreement.

This role plays a key part in ensuring the safe, compliant, and reliable delivery of hard services across the University’s Wellington campuses, combining strong commercial acumen with practical operational insight.

Key responsibilities:

  • Provide strategic and operational management of hard-services contracts, ensuring safety, statutory compliance, asset reliability, and value for money.
  • Monitor and drive contractor performance through KPIs, SLAs, audits, inspections, and performance reviews.
  • Lead contract lifecycle activities, including procurement support, mobilisation, renewals, and continuous improvement initiatives.
  • Deliver strong financial oversight, including budgeting, forecasting, invoice validation, and performance reporting.
  • Build effective working relationships with Facilities Managers, contractors, and internal stakeholders to ensure seamless service delivery.

Ō pūmanawa - About you

You will be a proactive and commercially minded contracts professional with a strong technical understanding of hard-services environments. You bring confidence working across multiple stakeholders and sites, and you are comfortable balancing operational detail with strategic outcomes.

Key requirements:

  • Demonstrated experience managing hard-services contracts (e.g. HVAC, electrical, fire systems, BMS, lifts, plumbing) in a complex, multi-site environment.
  • Strong knowledge of Health & Safety and statutory compliance requirements, including contractor management.
  • Proven experience conducting in person audits and inspections to verify statutory maintenance, contractor performance, and service quality.
  • Proven capability in performance management, financial control, and contract governance.
  • Well-developed analytical, communication, and relationship-management skills.
  • Ability to organise and prioritise competing demands while maintaining service quality and compliance.
