JOB SUMMARY
Under general supervision, plans, schedules, supervises and participates in the work of custodial services; inspects and ensures sanitation of college facilities and to ensure college standards are maintained; supervises and directs the proper use of materials, supplies and equipment and safe work processes; coordinates and participates in the cleaning, maintenance, and special setup of college facilities; performs routine and specialized cleaning tasks; and performs related duties as assigned.
DISTINGUISHING CHARACTERISTICS
A Custodial Manager is the management level in the Custodial series. In addition to performing the full range of custodial duties, incumbents plan, supervise, train and schedule the work of Custodians and Custodian Leads. Assignments are typically received in general terms, and incumbents are expected to act independently within the framework of established policies, procedures and objectives.

DUTIES AND RESPONSIBILITIES
The duties listed below are intended only as illustrations of the various types of work that may be performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related or a logical assignment to this class.
1. Plans, supervises, and coordinates the day-to-day operations and activities of custodial services; assists in the design of and implements department policies, procedures and practices to ensure college facilities are clean, sanitized and provide a healthy learning and working environment for students, faculty, staff and administrators; makes recommendations as appropriate; participates in the development of goals and objectives for the department.
2. Plans, assigns, schedules and evaluates completed work of assigned Custodial department staff; selects and trains new custodial staff; prepares and approves employee performance evaluations; assists staff in understanding their assignments and meeting their performance goals; recommend transfers, reassignments, terminations and disciplinary actions.
3. Participates in the preparation and administration of custodial budgets; submits budget recommendations, monitors expenditures, prepares estimates for costs of unanticipated events and special assignments; prepares various reports on custodial operations and activities.
4. Interprets, prioritizes and assigns work orders to ensure adequate service in an efficient and effective manner; adjusts assignments and schedules to accommodate absences and special projects including room setups, large-scale cleaning projects and movement of offices and furniture.
5. Confers with building administrators regarding the care and cleaning of campus and District facilities; coordinates instructional and meeting setups as well as special events at all District sites; coordinates large-scale cleaning projects with departments and as needed, outside contractors to ensure minimum disruption to classroom activities and college functions.
6. Inspects classrooms and offices for cleanliness, security and safety; determines and reports dangerous and unsightly conditions and needed repairs to maintenance personnel; performs minor repairs to facilities; locks and unlocks doors, gates and related items.
7. Distributes, maintains and repairs custodial equipment and performs general and preventive equipment maintenance duties; mixes cleaning solvents and solutions as needed.
8. Operates District vehicles, electric carts, forklifts, floor machines, buffers, vacuums, carpet extractors, floor dryers, electric hoists, and other equipment and machinery.
9. Establishes and maintains compliance with custodial safety practices; evaluates products and equipment for safety; conducts periodic safety training in the proper use and handling of disinfectants and other potentially dangerous chemicals; maintains required material safety data sheets according to regulations; properly disposes of refuse and cleaning materials and solvents.
10. Coordinates and attends various meetings as assigned; works towards resolving any issues identified at such meetings with District personnel as needed.
11. Prepares routine reports for internal and external use.
12. Demonstrates an understanding of, sensitivity to, and appreciation for the diverse academic, socioeconomic, cultural, disability, gender identity, religious, sexual orientation, and ethnic backgrounds of students and staff attending or working on a community college campus.
OTHER DUTIES
1. Participates in committees as required.
2. Performs related duties as assigned.
Qualifications
Required Education and Experience
Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be graduation from high school or equivalent and four or more years of increasingly responsible experience related to the care and cleaning of buildings and facilities, with at least one of those years in a lead or supervisory capacity; or an equivalent combination of training and experience.
Desired Education and/or Experience
Fluency in English and Spanish.
Experience working in a college or higher education facilities department, including custodial, maintenance, or related operations.
Experience supervising and leading staff in a unionized workforce, including assigning, scheduling, inspecting, and prioritizing work and coordinating with contractors.
Experience with custodial methods, equipment, cleaning chemicals, safety practices, facility operations, and applicable regulations, including Title 5 requirements.
Experience using work order/ticketing systems and standard computer software, with the ability to maintain accurate records, manage resources, and communicate effectively with employees, students, contractors, and campus stakeholders.
Experience applying policies and procedures, and responding effectively to routine and emergency situations;
Experience with inventory management, budgeting, and/or general understanding of payroll policies.
Fluency in English and Spanish.
Knowledge of:
1. Methods, materials, tools and equipment used in custodial and general maintenance.
2. Principles of staff supervision and leadership.
3. Use, operation and basic maintenance of equipment used in custodial work.
4. Cleaning chemical safety, use, handling and disposal.
5. In-depth knowledge of the facilities used by the District.
6. Applicable laws, codes, regulations, policies and procedures related to assigned program/department. 7. Safety policies and safe work practices applicable to the work.
8. Basic practices and techniques of effective supervision.
9. Modern office practices, procedures and equipment.
Ability to:
• Assign, inspect, review and approve custodial work completed by college employees and outside contractors.
• Perform all aspects of the work associated with the Custodial classification.
• Estimate and ensure adequate resources to meet material, labor, equipment and time requirements.
• Determine work priorities and analyze situations using sound judgment in the application of policies, rules, regulations and standard operating procedures.
• Understand, interpret, explain and apply applicable rules, regulations, policies and procedures, laws, codes and ordinances.
• Exercise independent judgment and determine reasonable courses of action, including making immediate decisions in emergency situations.
• Communicate effectively both orally and in writing.
• Write and maintain routine and sometimes complex records, reports and correspondence. • Operate a computer and use standard business software.
• Establish and maintain effective working relationships.
• Demonstrate an understanding of, sensitivity to and appreciation for, the academic, ethnic, socioeconomic, disability, and gender diversity of students and staff attending or working on a community college campus.
Physical Effort / Work Environment
• Work primarily in the evening but work schedule may vary.
• Moderate to heavy physical effort in a primarily indoor working environment.
• Light to moderate periods of sitting.
• Moderate standing, walking, stooping, bending and kneeling.
• Periodic handling and lifting of up to 50 pounds.

Management Salary Schedule-Range 6 Salary: $6,498 (Step I) - $7,894 (Step V) per month, depending upon experience and qualifications.
Work Schedule
Monday-Friday, 2-11 pm.
12 months per year
