HVAC-R/Electrical Maintenance Technician
Performs tasks necessary to maintain the campus in a safe, clean, and presentable condition in order to provide a comfortable learning and working environment for students and staff. Will be responsible for routine, preventive and emergency maintenance on HVAC, refrigeration. Will assist with electrical control, distribution systems and other maintenance related areas at the Grand Island Campus and regional off-campus sites. Will perform duties and responsibilities in accordance with college policies and procedures. Performs other duties as assigned.
Essential Functions
Repairs and maintains HVAC-R systems to include but not limited to: boilers, chillers, air handlers, roof top units, radiant heat, exhaust fans, gas or electric furnaces, air conditioner and refrigeration units. Repairs and maintains kitchen appliances. Responsible for inventory of materials and supplies for maintenance of those systems.
Maintains, repairs, and alters electrical system including inspection, repair and installation of lamps, ballasts, switches, motors, controls, fuses, breakers, distribution lines etc. Responsible for inventory of materials and supplies for maintenance of those systems.
Repairs and installs plumbing components to include supply lines, water heaters, and other plumbing related items. Services and maintains drains, sanitary sewer lines, pits, etc. Responsible for inventory of materials and supplies for maintenance of those systems.
Performs routine, preventive, and emergency maintenance tasks to include but not limited to: lubrication, coil cleaning, filter replacement, water testing and chemical treatment, calibration, belt inspection, break down and inspection of boiler vessels, etc.
Programs, operates, and maintains the computerized energy management system.
Assists in tasks relating to the repair and maintenance of buildings including painting, repairing roofs, carpentry, etc.
Files and maintains operation manuals, maintenance logs, shop drawings, and other materials pertaining to facility support equipment.
Sets up chairs and other furnishings in the proper format for special events such as graduation, workshops and seminars.
Responds to emergency situations to include fire alarm, severe weather, security/safety issues. Will be required to respond to critical HVAC problems after regular hours.
Removes snow from campus sidewalks, streets, and parking lots. Will operate and perform the general maintenance on assigned snow removal equipment. Keep written snow logs and provide information to Facilities Management as needed.
Operates power and hand tools, cleans and maintains tools and work area.
Assists with the repair and maintenance of college vehicles and groundskeeping equipment.
Provides Physical Plant director with specifications and or cost est. on materials and equipment needed for building support systems. Will give instructions to those assisting with projects.
Position requires to hold an EPA Section 608 Universal Technician Certification to purchase regulated HVAC Equipment and refrigerant on behalf of the College.
