Senior Executive/ Executive (Retail & Leasing)

Job Description

Duties & Responsibilities

• Cold calling and leasing of the available retail dining outlets on campus
• Drafting of tender documents and all required documentations to tender out the available spaces on campus.
• Review and shortlisting prospects after tender closing and to co-ordinate with the tenderers for tender interview and award of the outlet.
• Negotiate lease renewals to optimise rental outcomes in alignment with approved benchmarks, and ensure completion at least three months prior to lease expiry.
• Handle lease administration including vetting of Letter of Offers, Lease Agreements, Licence Agreements, Renewal letters and etc.
• Oversee arrears management and ensure outstanding arrears are less than 2 months.
• Check billing and contract details in Tenancy Management System to ensure monthly invoicing are done promptly and accurately.
• Evaluate and provide recommendations for price increase requests from tenants.
• Liaise with tenants for promotional activities and campaigns and NUS offices for sponsorships and events held in NUS.
• Draft email circular and co-ordinate with tenants for updates on changes in guidelines and safe distancing measures, etc.
• Ensure prompt and accurate submission of the sales report by tenants and provide recommendations on actions to be taken for poor performing tenants.
• Work closely with marketing department to roll out promotional campaigns and initiatives to improve tenants’ sales.
• Coordinate closely with operations team on the list of refreshment/renovation works to be done by tenants during renewal and coordinate with tenants to ensure the works are carried out within approved deadlines.

Qualifications

Requirements

• Degree in Real Estate, Business or equivalent
• At least 1 year of working experience in the retail leasing and related field.
• A team player with good interpersonal skills, and the ability to multi-task, plan, organise and resolve issues.
• Independent and able to work with minimal supervision.
