Essential Job Duties:
The Architect Project Manager plays a critical leadership role in shaping the University's physical environment by managing high-impact capital improvement projects ranging from $5,000 to $5 million. This position oversees the full design lifecycle of complex and highly technical facilities, including research laboratories, data centers, academic buildings, and multi-use campus spaces from early planning through design completion and transition to construction.

The Architect Project Manager collaborates closely with University leadership and stakeholders, State agencies, designers, and technical experts to translate institutional goals into high-performing, compliant, and durable facilities. The role requires a balance of strategic thinking and hands-on execution, with responsibility for budget stewardship, schedule performance, stakeholder coordination, and design quality across a varied project portfolio.

Key responsibilities and duties include, but are not limited to:

  • Manage 10-15 informal capital and non-capital projects at a time, overseeing everything from new infrastructure construction to occupied renovations.
  • Ensure all projects are completed within established budgets and timelines while minimizing disruptions to active university operations.
  • Manage projects in a wide variety of facility project types, including classroom buildings, housing, recreational facilities, and highly technical laboratory environments.
  • Lead the selection process for designers and construction managers, including the evaluation of qualifications and technical proposals.
  • Manage contract negotiations and ongoing contract administration to ensure all legal and institutional interests are protected.
  • Act as the primary liaison between the University and State stakeholders to align design goals with institutional needs.
  • Manage projects from inception through all design phases, reviews, and contractor prequalification process, ensuring comprehensive budget and schedule alignment before construction begins.
  • Ensure all capital improvements meet Federal, State, and Local building codes, as well as specific University technical requirements.
  • Provide expertise on complex modifications to the physical educational environment, including infrastructure and specialized systems.
  • Verify that design documents and construction plans reflect high-performance standards and institutional best practices.
  • Anticipate potential project bottlenecks and formulate viable options to resolve issues before they impact the critical path.
  • Create detailed action plans and schedules to achieve project goals with minimal oversight.
  • Effectively manage competing priorities across a varied project load to maintain momentum on high-visibility university initiatives.

Other Work/Responsibilities:

  • Other tasks and responsibilities may be assigned based on the needs of the organization and evolving priorities.

Minimum Experience/Education:

  • Bachelor's Degree in a discipline related to the area of assignment and one year of related experience; or equivalent combination of training and experience.
  • Licensed to practice Architecture or Landscape Architecture by the North Carolina Board of Architecture or the North Carolina Board of Landscape Architects.

Required Qualifications:

  • Proficient knowledge of standard design and construction practices and have both office and field experience.
  • Effective oral and written communication skills.
  • Ability to proficiently operate personal computer and a variety of software for e-mail, word processing, spreadsheets, databases and information collection.
  • Working knowledge of AUTOCAD.

Preferred Qualifications:

  • 5 years of extensive progressive experience in related fields, demonstrating growth in technical proficiency, problem-solving, and project or leadership responsibilities.

Required License or Certification:

  • Architectural registration. If out-of-state, the expectation is that in-state licensure will be obtained within nine months of the hire date.
  • Valid driver's license.
  • Valid North Carolina driver's license is required within 60 days of hire and must be maintained.
