The Assistant Project Manager of is responsible to coordinate project bids and payments; communication with faculty, staff and students for ongoing work orders to date communications from trades and mechanical to end users, inventory and invoice management and university moves
Duties/Responsibilities:
- Manage logistics support needed to maintain and accomplish repairs and renovations to all academic, administrative, residence halls and other facilities
- Assist and manage all contracted trades personnel and resources and scheduling involving mechanical, plumbing, and electrical.
- Ensure that University standards of conduct are enforced by trades and mechanical personnel
- Conduct training of facilities employees on functions and safe work practices and procedures
- Assist the Director of Facilities and Project Manager in preparing operational and project scopes for all Capital Projects.
- Establish goals, policies and internal controls for all areas of responsibility.
- Work to create an environment of responsiveness, service and professionalism with the University community.
- Monitor all inventories of departmental materials at both our satellite locations and the main campus warehouse and create accountability.
- Inspect mechanical and electrical systems, assess and inspect repairs and maintenance of systems and direct changes as needed.
- Assist the Assistant Director to coordinate the addition of the project systems into the University Asset Management and preventative maintenance Software.
- Work with external vendors to facilitate boiler, elevator, chillers, and fire safety equipment inspections.
- Conduct daily assignment of work orders in process to insure timely and effective performance and proper use of resources
- Coordinate communication with university departments when work is to be completed.
- Work with grounds and third party vendors on coordinating university moves and additions.
- Coordinate and review ADA sign compliance, including with third party vendors.
- Serve as the administrator between kitchen equipment repair and the kitchen staff.
- Perform other duties as assigned
Qualifications:
Education and/or Experience
- 3 years minimum of progressively responsible experience in the management of the installation, construction, and maintenance of equipment, utilities, and buildings, including pneumatic and electronic control systems.
- High school graduate (diploma/GED) required, Bachelor's degree preferred.
- Demonstrated ability to manage and train technical and tradespersons in automated work order software.
- Management and administrative skills, particularly the ability to analyze, organize and delegate, are required.
- Experience in developing and managing a successful preventive maintenance program is preferred.
- Experience in the maintenance of facilities in a higher education campus setting or with a large facility in a campus setting is preferred.
- Familiarity with methods, practices, and procedures related to sustainability is preferred.
Technology Skills
- Computer literacy is required.
- Familiarity with Building Management Systems (BMS) and Computer Management Systems (CMMS) is required.
Physical Demands
- Ability to stoop, kneel, reach, and inspect work sites.
- Sufficient strength and dexterity to perform duties and responsibilities of the position.
Human Relations Skills:
- Exceptional customer service and interpersonal skills, as well as verbal and written communication skills, are required.
- Ability to work effectively with people regardless of their age, gender, race, sexual orientation, ethnicity, religion, ability, socio-economic background, or job type.
- Service and results orientated.
Other Requirements
- Must have valid Wisconsin motor vehicle license and be insurable under the University's insurance plan.
- This position requires some weekend and/or evening hours.
- The ability to work indoors and out-of-doors.
- The ability to move throughout campus, including stairs in all University buildings, in order to is required.
- Shift worked may be adjusted by your supervisor based on departmental needs
