"Building Maintenance Lead Worker"

Job Description

This position exists to direct all aspects of maintenance, repair, and construction projects of the Staples campus of Central Lakes College as well as maintaining the heating, ventilation and mechanical systems and equipment. This includes Main Campus, West Campus and Ag and Energy Center. Provide redundant coverage to the Brainerd campus HVAC system and boiler monitoring.

Salary Range

$31.21-$36.13/hr, $65,166-75,439 annually

Minimum Qualifications

Knowledge of the principles of leadwork sufficient to plan, direct, monitor and review the work of groups of craftsmen, helpers, laborers and other maintenance personnel. Knowledge of the methods, practices, equipment and materials used in minor new construction, maintenance, repair or renovation of various types of state buildings and other structures sufficient to complete assignments in a safe, efficient and timely manner (e.g.: construction techniques, sequencing of work and a broad understanding of basic construction principles, along with a basic understanding of mechanical and electrical systems design and operation). Ability to make simple sketches and computations sufficient to estimate and requisition materials for projects. Read and understand construction documents, plans, maps, blueprints and project specifications. Ability to maintain work records and to make reports sufficient to report subordinates’ hours and to assist in computing maintenance costs. Ability to operate forklifts, tractors, front end loaders, snow blowers, snow plows, and lawn mowers, and learn key control and management the Best Locking systems. Oral and written communication and human relations skills sufficient to communicate effectively with Administration staff and management, contractors, vendors, and customers working in or supporting the buildings managed by Plant Management. Possess and maintain at minimum licensure of a Second Class C Boilers License with the ability to obtain a First Class C Boilers License within six months.

Preferred Qualification

Ability to make decisions to determine when repairs need to be made as efficiently as possible. Ability to solve problems and maintain equipment in a safe operating condition. Knowledge of machine shop practices. Previous lead work experience. Experience managing construction projects. Knowledge of a variety of mechanical and electrical skills for minor repair to light fixtures within the guidelines of the MN Electrical Codes. Knowledge of emergency management policies/procedures and protocol. Building Operators Course certification. MNDLI Power Unlimited Certification. Possession of an active, valid, and applicable Class C driver’s license. Consistent with the provisions of Article 6, Sections 6 and 7 of the AFSCME Collective Bargaining Agreement, the Building Maintenance Lead position may be subject to call-in/call-back or on-call status, dependent on the needs of the college. In order to fulfill these job duties, the successful candidate must be able to respond to a call-in/call-back or on-call request within 30 minutes.

Physical Requirements

Physical health and endurance sufficient to perform work functions (e.g. lifting, standing, sitting pulling). Physical abilities include bending, stooping, reaching above shoulder level, crouching, pushing, and pulling on a regular basis. Climbing ladders, twisting, and squatting are necessary on an occasional basis. Ability to move up to 50 pounds.
