Major Duties
Under general supervision, the Building Service Engineer operates,
maintains, repairs and inspects heating, ventilating, air
conditioning, refrigeration and water systems, and tests and
chemically treats boilers, condensers, and chilled water. The
incumbent maintains, inspects, diagnoses and makes emergency
repairs to hydronic, natural gas, water, refrigerant, and air
distribution systems, and regularly uses features of building
automation systems to diagnose and troubleshoot problems in HVAC
systems while optimizing energy usage.
- Monitors building automation systems data, adjusts systems
accordingly, and responds to service requests to adjust temperature
for individual rooms, building areas or buildings.
Maintains maintenance and repair logs using manual and
computerized recordkeeping systems, and performs preventive
maintenance and minor repairs of HVAC systems.
Responds to campus community needs after hours, regularly
inspect campus lighting and reports issues for repair by electric
shop, and contacts management in the event of a campus emergency or
utility outage.
Operates carts and other vehicle as needed and performs other
duties as assigned.

Qualifications
- Two (2) years of journey-level experience in the operation,
maintenance and repair of boiler, heating, ventilating,
refrigeration and air conditioning equipment and systems or the
equivalent combination of formal course work in mechanical
technology and hands-on experience.
- LICENSE: CANDIDATE MUST POSSESS A VALID CALIFORNIA DRIVER'S
LICENSE.
Knowledge, Skills, & Abilities
- Thorough knowledge of: high- and low-pressure boilers, and
heating, pneumatic, ventilating, air conditioning, refrigeration
and other mechanical equipment; the methods, tools and materials
used in the operation, maintenance and repair of such equipment;
general knowledge of ventilation principles, thermal dynamics, and
closed water systems.
- Working knowledge of: energy management systems including the
ability to understand and use system features; and a general
knowledge of the applicable state and federal safety codes and
regulations pertaining to mechanical and HVAC systems; HVAC
controls (DDC and pneumatic), large air handling systems,
Dual-duct, VAV, CAV, single zone, multi-zone, hot water &
electric reheat, DX equipment, split, package, mini-split, exhaust
systems, hydronic systems; chilled and hot water pumps and piping,
and Variable Frequency Drives.
- Ability to: install, operate and repair HVAC equipment and
systems; demonstrate a high degree of mechanical skill equivalent
to journey-level in one or more related trades such as plumbing,
pipe fitting, electrical, or air conditioning; read, interpret and
work from blueprints, plans, drawings and specifications; make
rough sketches; estimate cost, time and materials of mechanical
work.
- Ability to: maintain records and retrieve data related to work
performed using manual and/or computerized record-keeping systems;
prepare standard reports; provide instruction to unskilled and
semi-skilled assistants; analyze and respond appropriately to
emergency situations; read and write at a level appropriate to the
position; and perform arithmetic calculations as required by the
position; adapt to varying work environments and to deal with
frequent changes and unexpected events; climb ladders, access
HVAC/R systems, lift up to 50 lbs. and work in tight spaces.
Pay, Benefits, & Work Schedule

- The anticipated HIRING RANGE: $5998 - $ 6754 per month,
dependent upon qualifications and experience. The salary range for
this classification is: $5998 - $8737 per month.
- HOURS: Full Time; 40 hours per week; Tuesday through Friday,
Midnight to 10:30 a.m. Must be available to work a standard or
non-standard shift with evening, weekends, and overtime as
needed.
- This is a Regular position with a one-year probationary
period.
