Coordinator-Building Services
This position, working for the College of Engineering (COE) Department of Engineering Administration (EAD), oversees the facilities operations across multiple colleges, departments, and buildings for EAD units within a set of assigned buildings, and brass key inventories for EAD; coordinates all preventive and emergency maintenance of building systems and equipment; serves as a liaison between the custodial staff, and Facilities Operations and Development (FOD); ensures inspections are accurate for custodial work; ensures that building maintenance and upgrades are being completed; initiates, manages and maintains maintenance, repair and renovations not covered by FOD; serves as assigned buildings liaison for external and internal visitors; participates in assigned buildings operations meetings; serves as assigned buildings EAD equipment coordinator; manages major renovation activities; maintains EAD building inventory of capital and non-capital assets, prepares reports for disposing of EAD surplus property; coordinates assigned buildings; laboratory and office set-ups and moves; manages, maintains and coordinates the assigned buildings; art work; maintains space data and equipment disposal of non-departmental assets; manages logistics of both internal and external events held in assigned buildings; serves as liaison with Office of Legal Affairs in obtaining alcohol permits, develops and maintains facilities rental and usage policies; initiates and coordinates event set ups and clean up, and event scheduling activities with FOD; manages assigned buildings. EAD laboratory safety activities with assistance of college Environmental Health and Safety Coordinator; manages EAD chemical waste disposal in assigned buildings; coordinates fire drills; coordinates with College Facilities Manager and Safety Officer as necessary; serves as liaison between assigned buildings and the university Environmental, Health and Safety Department (EHS);

Duty Percent Description
- 45% This position, working for the College of Engineering (COE) Department of Engineering Administration (EAD), oversees the facilities capital projects and operations across multiple departments and buildings for COE, responsible for capital building and maintenance projects, renovations, mechanical/ electrical and other projects as assigned; manages projects for laboratory and office set-ups and moves; performs some moving labor, building project manager typically manages projects that are smaller in size, less complex (approximate budgets of $200,000), and delivers projects following rules set forth by Facilities Design and Construction (FDC) and the Ohio Revised Code 153, Ohio Administrative Code 153, Building Design Standards, and university policies. Oversees projects run by others in the building to coordinate and notify occupants as needed. Acts as University representative including, but not limited to, architects, engineers, construction managers and contractors to accomplish the project within the established scope, schedule, and budget and within the customer's expectations. Prepares and develops cost estimates, schedules, and scopes of work for new construction and renovation projects as assigned for customer/stakeholder approval. Facilitates and guides project development; manages, supervises, directs and coordinates maintenance, new construction and renovation projects through the entire project life cycle, including but not limited to budget/estimating, scheduling, planning/design, quoting, close-out; utilizes project delivery methods to include but not limited to Multi-Prime, Design/Bid/Build, Design-Build and Construction Manager at Risk Coordinate pricing and proposals with contractors on projects. Monitors construction timeline and ensures that FDC and contractors are maintaining quality schedule and budgets. Review/approve monthly contractor billing to ensure request aligns with work completed to date. Coordinates necessary interruption of services with units, FOD Operations, Engie utilities, energy partners, etc. Building Manager will collaborate with safety, compliance, and operations. Review and/or approve shop drawings, change directives (field work orders), request for information, and change orders. Transitions projects to university operations and departments at occupancy. Closes out projects at completion, ensuring all final invoices and contractual commitments have been processed. Verifies record drawings and operating manuals are received. Reviews design documents and project manuals for compliance with building code, university building design standards and project objectives. Provides recommendations on project costs analysis and alternatives to deliver projects on time and on budget. Partners and coordinates work with FOD Operations, OCIO, ETS, and other departments as needed.
- 25% Manages building maintenance projects and upgrades to include art work; coordinates all preventive and emergency maintenance projects of building systems and equipment; serves as a liaison between the custodial staff, and Facilities Operations and Development (FOD); oversees and inspects custodial project work for accuracy; manages, initiates, and maintains maintenance, repair and renovation projects not covered by FOD; participates in assigned buildings operations meetings to better coordinate projects;
- 15% Serves as assigned buildings EAD equipment coordinator and as the asset coordinator; maintains EAD building inventory of capital and noncapital assets. Building manager prepares annual reports if assigned, disposes of EAD surplus property and departmental if assigned; maintains space data; manages project logistics of both internal and external events held in assigned buildings, manages brass key inventories for EAD; serves as liaison with Office of Legal Affairs in obtaining alcohol permits, coordinates event set ups and clean up, and event scheduling activities with FOD;
- 10% Manages assigned buildings EAD laboratory safety activities with assistance of college Environmental Health and Safety Coordinator; oversees EAD chemical waste disposal in assigned buildings; manages BEAP and coordinates fire drills; develops and maintains facilities rental and usage policies; serves as assigned buildings liaison for external and internal visitors; serves as liaison between assigned buildings and the university Environmental, Health and Safety Department (EHS);
- 5% Additional duties as assigned. Building managers may be asked to complete additional duties based on the changing and/or unique needs of a facility and changing administrative needs.
Required Qualifications: A bachelors degree and 2 years of experience managing design and construction projects, facilities management and/or facilities planning, OR an associates degree and 4 years of experience, managing design and construction projects, facilities management and/or facilities planning, OR 6 years of experience managing design and construction projects, facilities management and/or facilities planning. Familiarity with state and local building codes. Knowledge of building systems, design, and construction techniques. Understanding of HVAC, electric and plumbing systems and knowledge of OSHA safety requirements. Excellent interpersonal, written, and verbal communication skills including demonstrated ability to effectively communicate with a broad range of customers, a diverse work force and management levels. Proven organizational and problem-solving skills. Working knowledge and practical application and experience in Microsoft applications such as word processing, spreadsheets, planning, and data base software. Valid driver's license and the ability to lift 50 pounds regularly.
Desired Qualifications: Knowledge of applicable codes and regulatory requirements such as, OBC, NFPA, ADA, HIPAA. Experience within a higher education laboratory facility, academic, and/or infrastructure projects; public sector and/or university experience. Experience negotiating contracts. Knowledge of OSU lock and key brass and electronic door security systems, understanding of university facilities organizational units and knowledge of OSU waste streams and responsibilities. Ability to read and understand OSU programmed maintenance contracts, knowledge of project delivery methods used to obtain contract or vendor services, knowledge of OSU building waste streams and how to manage.
Hiring Range: $28.22 - $37.12
