Serve as a Custodial Services Quality Control Manager for the USC under the supervision of the AD Custodial Services. Provides oversight, and quality control with regards to the day-to-day custodial services operations of facilities operations E&G buildings. Serves as the principal quality control liaison for on-site external contractors and vendors, ensure operational and cleanliness and safety requirements are achieved and are in accordance with University, APPA, OSHA, and CDC requirements. Manage and maintain the Company’s quality inspection process. Identify quality standards needing improvement and develop enhanced process resulting in a higher quality service to the clientele.

Job Related Minimum Required Education and Experience

  • Typically holds a high school diploma or GED.
  • Requires 3 or more years of job related experience.

Preferred Qualifications

  • Associate degree or higher and five years’ experience directly related to the duties and responsibilities specified with one year of supervisory experience; or equivalency.
  • Our ideal candidate has previous experience managing contracts and is familiar with legal requirements and terms of use.

Knowledge/Skills/Abilities

  • Excellent communication and listening skills, with strong observational, analytical, and problem-solving skills.
  • Knowledge of how to properly carry out custodial tasks.
  • Knowledge of custodial standards and requirements.
  • Knowledge of safety practices relevant to the area of employment.
  • Knowledge of inventory control. Some knowledge of personnel, procurement, and budgeting practices in state government.

Job Duty

Will serve as the intermediary to the AD Custodial Services regarding any contractual, or vendor compliance issues, take sufficient steps to minimize project risks, liaise with and provide quality control support the to assigned contract cleaning companies. Ensure the project is executed safely and properly. Ensure compliance with the University’s work health and safety policies, standards, and procedures, prepare monthly project reports and make presentations at meetings, support negotiations of claims, manage contractual changes and resolve disputes or conflict resolution with cleaning contractors through proper reporting of issues/incident to the senior leadership team.

Job Duty

Supports and participates in a custodial training program for custodial workers that includes cleaning methods, procedures, products, and equipment operation. Directly serves as the primary manager to ensure APPA cleaning standards to provide a safe cleaning environment (COVID-19, future strains, etc.). Ensure disinfecting efforts are taking place, along with all other general custodial services needs and oversee levels negotiated with the third-party custodial services contractors to ensure operational compliance.

Job Duty

Performs daily, weekly, and monthly physical inspections of primarily all custodial contracted service buildings and report findings to AD of Custodial Services. Inspections include observing interiors of buildings working with the contract company’s supervisory and managerial staff to ensure cleaning and sanitizing requirements are achieved on a consistent basis. Gather information for developing work orders that are used by maintenance or custodial staff, communicate with customers, check on the need for replacement fire extinguishers, report safety concerns, meet with building liaisons, and provide a visible custodial management presence to campus constituents.

Job Duty

Formulate and manage the development and implementation of goals, objectives, policies, procedures, and systems pertaining to the QA/QC. Prepares reports for management review including incidents, work orders, supply and equipment needs, position management information, and summations of meetings and trainings attended to provide work management with necessary planning and scheduling information, to keep management informed of incidents, issues, and needs, to review trends, and to share best practices and resolve problems within the custodial services areas. Communicate with work management to identify trends and patterns to assure proper attention and resources are established to proactively rectify issues.

Job Duty

Coordinates with contractor and custodial services leadership regarding the custodial aspect of special events by communicating with university personnel, planning, organizing, and delegating necessary work, and then ensuring after event support such as clean-up and inspections occur. When and if problems occur, such as vandalism, communicate with appropriate personnel and develops necessary work orders and obtain police report relevant to incident. Communicate with building liaisons, deans, department chairs, professors, and other department staff on a regular basis. Prefer recommendations to company management on ways to improve on existing quality processes, collect, compile, and analyze relevant quality statistical data to obtain information regarding quality performance.

Job Duty

Oversee customer complaint process by ensuring proper reporting through facilities computerized management maintenance system (CMMS) for accountability and tracking purposes. Develops recalibration planning and preparedness for spring, summer, and fall campus semesters; inclusive of third party and external contractors. Review existing third-party facilities management custodial services plan, and makes recommendations on staffing, phasing, scheduling, equipment, etc. Effectively interact with Service and Development teams to maintain service contracts.
