Job Description:

Supervision Received: Reports to Vice President of Administration and Finance.

Salary Range: $140,000.00 - $155,000.00 annually, commensurate with qualifications and experience.

Working Hours: 37.5

Classification Status: This position is classified as a Non-Unit Professional (NUP) and is excluded from collective bargaining coverage because it involves administrative functions requiring a high degree of discretion and independent judgment, consistent with the "Professional" designation in M.G.L. c. 150E. Due to the requirement for handling sensitive information and providing confidential support to leadership, the incumbent is governed by the policies outlined in the MA DHE NUP Handbook.

Position Summary:

MassArt is seeking a strategic and data-driven Facilities Asset Director to oversee a diverse portfolio of academic, residential, and real property assets. This pivotal role is responsible for driving asset-level performance, executing long-term capital and business plans, and ensuring that our physical footprint supports the college's mission of creative excellence. The Director will act as the primary lead for the portfolio's financial health, operational efficiency, and strategic evolution.

Essential Job Duties:

  • Strategic Asset Leadership: Lead the development and execution of asset-level business plans, including strategies for leasing, capital improvements, and operations. Monitor building and space usage data to provide data-backed recommendations to senior leadership and the Board of Trustees.
  • Financial Modeling & Analysis: Build and maintain financial models to evaluate asset management initiatives and value-add opportunities. Track and keep up to date development in the Longwood area and with the other Colleges of the Fenway.
  • Vendor Management: Coordinate and work in partnership with the AVP for Facilities to manage in-house and third-party property managers and vendors to ensure compliance, cost control, and high standards of facility maintenance.
  • Site Performance: Conduct regular walk throughs to assess physical property conditions and verify operational performance.
  • Lease & Space Management: Collaborate with stakeholders to execute space leases and renewals (e.g., TreeHouse Residence/Carbon Health, Artist Residence/Sodexo, and SOWA district gallery space). Conduct "rehab vs. build vs. lease" analyses for additional space needs.

Requirements:

Minimum Qualifications:

  • Bachelor's Degree
  • Experience: Significant progressive Financial Planning and Analysis (FP&A) experience in Real Estate, Higher Education, or Healthcare institutions.
  • Education: Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
  • Technical Skills: Expert-level proficiency in Microsoft Excel and financial modeling software; experience with property management software.

Knowledge, Skills, and Abilities:

  • Strong negotiation skills and experience managing external partnerships.
  • Solid understanding of building systems, construction management, and CAPEX budgeting.
  • Excellent communication skills with the ability to translate complex financial data for non-technical stakeholders.
  • Ability to thrive in a mission-driven, public-sector environment.
  • Proven ability to handle confidential information with a high degree of discretion.

Preferred Qualifications:

  • Master's degree or professional certification (CFA, PMP, etc.).
  • Experience working with state agencies such as DCAMM, MSCBA, or MassDevelopment.
