Essential Job Duties:
We are seeking a skilled and motivated Facilities Maintenance Technician to support the reliable operation of critical building systems within an assigned maintenance service zone. This role plays a vital part in maintaining a safe, comfortable, and efficient campus environment through hands-on work with heating, cooling, steam, and hot water boilers, HVAC systems, plumbing, and electrical systems.

Key responsibilities and duties include, but are not limited to:

  • Diagnose, troubleshoot, and correct/replace temperature controls, regulators, humidity controllers, sensors, pneumatic control valves, and regulators
  • Maintain, repair, and install plumbing systems and associated equipment/fixtures
  • Conduct preventive maintenance on refrigeration/air conditioning equipment following the manufacturer's instructions
  • Analyze faults, defects, and malfunctions within secondary electrical systems and control circuits, implementing appropriate corrective measures
  • Develop solutions for standard and occasional non-standard repairs for plumbing, electrical, and HVAC issues
  • Ensure adherence to operational and safety procedures, and compliance with regulatory agencies/standards
  • Perform lifting duties up to 30 pounds frequently and 60 pounds occasionally, with or without reasonable accommodations
  • Perform tasks requiring standing for extended periods, working in confined spaces, and utilizing various tools. Safely climb and work from different types of ladders to access elevated or below-grade areas (such as roofs, above-ceiling spaces, and utility pits). Be exposed to and work in areas where insects or small animals are occasionally present. All essential tasks must be performed with or without reasonable accommodations.
  • Communicate effectively with supervisors, coworkers, and the general public, and follow verbal and written instructions related to work assignments and operational needs.

Other Work/Responsibilities:

  • Participation in the quarterly on-call program is required, involving carrying a pager for one week at a time. This duty rotates every ten to fourteen weeks
  • This position has been designated as essential personnel for the University and may be required to report to work during adverse weather conditions even though the University may be operating on an alternate schedule
  • This position may assist with snow and ice removal under the direction of a supervisor
  • Other tasks and responsibilities may be assigned based on the needs of the organization and evolving priorities.

Minimum Experience/Education:
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s).

Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.

Required Qualifications:

  • Demonstrate through work, a depth of knowledge and skills for pneumatic controls, as well as DDC type of controls
  • Able to communicate effectively with supervisors and the general public, and is able to understand and follow verbal and written instructions and other communications related to work assignments and other matters
  • Able to lift up to 60 pounds occasionally, with or without reasonable accommodations

Preferred Qualifications:

  • Experience working in institutional, campus, healthcare, or large commercial facilities environments.
  • Knowledge of building automation systems (BAS) and pneumatic/DDC control systems.
  • Experience performing preventative maintenance and troubleshooting of central plant or steam distribution systems.

Required license or certification:

  • Valid driver's license required.
  • Valid North Carolina driver's license is required within 60 days of hire and must be maintained.
