HVAC II Specialist
Job Summary
Under the supervision of the manager/supervisor in the Operations and Maintenance Department, this is a seasoned level HVAC position. Work involves the application of HVAC trade skills and related trade skills in plumbing and electrical necessary to maintain, repair and install refrigeration, heating, air conditioning, ventilation systems and related equipment. Regularly provide work direction to lower-level mechanics and maintenance personnel. Assignments typically require HVAC journeyman level skills. This position will interact on a consistent basis with: maintenance supervision and staff, building managers and vendors. Work schedule is Monday-Friday, 8AM-5PM. Weekend work (Saturday and Sunday), overtime, on-call, and emergency callback is required.
Responsibilities
- Repairs - 50: Install, repair, replace, operate, maintain, calibrate, test, and troubleshoot mechanical, electrical and plumbing components used in HVAC. Perform these tasks independently with minimal guidance.
- Preventative Maintenance - 20: Perform preventative maintenance on HVAC equipment. Maintenance activities will include replacing filters, belts, and other consumable items on HVAC systems and related equipment.
- Troubleshooting - 20: Troubleshoot pneumatic, electrical, and digital controls. Use laptop and/or mobile devices to manipulate building automation systems. Perform these tasks independently with minimal guidance.
- Inventory - 5: Monitor and maintain adequate inventory levels for Preventative Maintenance consumables including filters and belts. Organize, repair, and maintain hand tools and power tools. Clean shop areas, mechanical and electrical rooms. Source and purchase any parts needed for repairs or spare inventory.
- Other - 5: Any other duties and tasks assigned or as required to meet the goals of the department, division, and Georgia College & State University.
Required Qualifications
Educational Requirements
High school diploma or GED Certificate
Other Required Qualifications
Valid Driver's License. EPA Universal CFC certificate. Able to use a computer / iPad to create/update/receive work orders, check email and respond to customers
Required Experience
5 years job related experience in repairing/maintaining commercial HVAC equipment
Preferred Qualifications
Preferred Educational Qualifications
Technical school diploma in HVAC, associate's degree, or two years of college course work
Preferred Experience
State of Georgia Conditioned Air License, State of Georgia Certificate of Authority to Install, Maintain and/or Service Boilers. Knowledge of Siemens Building Automation systems

Knowledge, Skills, & Abilities
ABILITIES
Must have the ability to operate HVAC service tools, hand/power tools and hydraulic/pneumatic equipment. Operate motor vehicles and forklifts. Lift, carry, set down heavy objects. (50-75lbs) Need to be able to climb and work from ladders, lifts, and scaffolding.
KNOWLEDGE
Advanced level understanding of how HVAC and refrigeration systems operate. Understand chilled water systems, heating water systems, and boilers.
SKILLS
This job requires Journeymen level knowledge and skills for installing and maintaining compressors, fans, belts, dampers, motors, starters, low voltage as well as 120,208/240,480-volt services. In addition, you must be able to read print drawings and schematics via paper copies or computerized software systems.
