Position Summary
The Maintenance Manager oversees the maintenance, repair, renovation, and improvement of Phillips Seminary’s facilities, buildings, and grounds. Working closely with the Maintenance Assistant, this role ensures safe, efficient, and compliant operations across campus, supports construction and renovation projects, and maintains high standards of care for the seminary’s physical environment.
Key Responsibilities
- Perform preventative, predictive, and routine maintenance across campus facilities, including the Cadieux Building, Bedford House, and grounds.
- Coordinate major repairs and replacement projects for mechanical, electrical, plumbing, and HVAC systems.
- Manage contractors and service providers to ensure quality work, regulatory compliance, and contract adherence.
- Advise the VP of Finance & Administration on major repairs, capital replacements, and deferred maintenance needs.
- Solicit, evaluate, and recommend vendor bids for repairs and renovation projects.
- Assist in developing and monitoring annual capital and operating budgets.
- Administer the Maintenance HelpDesk system and respond promptly to work orders.
- Manage custodial services to maintain clean, safe, and welcoming facilities.
- Coordinate inspections, testing, and certifications with licensed contractors and regulatory agencies.
- Ensure compliance with fire and life safety codes and maintain fire protection systems.
- Manage inventory of tools, equipment, and supplies.
- Provide expertise for facilities-related risk management and business continuity planning.
- Conduct routine facility inspections and identify maintenance needs and safety concerns.
- Maintain building maintenance software systems.
Required Qualifications
- High school diploma or GED.
- Five or more years of progressively responsible experience in building maintenance and construction, including facility planning, maintenance, and operations.
- Valid driver’s license.
- Relevant certifications or licenses in HVAC, electrical work, or contractor credentials.
Preferred Qualifications
- Bachelor’s degree in a related field.

- Strong knowledge of building, fire, life safety, OSHA, and environmental regulations.
- Proficiency in HVAC, plumbing, electrical, and mechanical systems.
- Ability to assess maintenance needs and determine when specialized contractors are required.
- Knowledge of occupational safety practices and hazard identification.
- Strong analytical, troubleshooting, and problem‑solving skills.

Supervision
- Supervises the Maintenance Assistant.
- Oversees work performed by external contractors.
Work Environment & Physical Demands
This role requires an independent, detail‑oriented self‑starter. Work involves exposure to some risk of injury or illness and includes lifting, carrying, climbing, balancing, stooping, kneeling, crouching, crawling, and fine motor tasks. Approximately equal time is spent sitting, walking, and standing.
Schedule
Full-time, 40 hours per week. Hours coordinated with the Maintenance Assistant to ensure coverage during regular business hours. Occasional evening or weekend work may be required for special events.
Travel
Occasional in‑town travel for major events or on‑site support.
