POSITION SUMMARY

Working independently, and with a strong focus on customer service, the Maintenance Supervisor (Supervisor) is a working supervisor who assists the Plant Engineer and Director of Maintenance in managing all aspects of routine and preventive maintenance of equipment and systems throughout the campus. The Supervisor directly supervises HMC Building Mechanics and Maintenance Technicians, outside contractors and temporary/on-call maintenance support staff in performance of daily periodic, annual and special maintenance assignments. The Supervisor provides assistance and makes recommendations in evaluating staff performance; recommends personnel actions such as recognition, disciplinary action, pay changes, etc.; and plans and implements staff training programs. The Supervisor responds to work requests and reports from College constituents (students, faculty, and staff) regarding repairs or other work needed in classrooms, labs, offices, dormitories, etc.; actively engages in making repairs as appropriate to HVAC, plumbing fixtures, equipment, electrical devices and appliances; arranges for repairs requiring special or more skilled attention, and provides tracking and follow-up for such repairs. While performing duties on campus, the Supervisor is expected to take note of and recommend relatively quick and cost effective aesthetic improvements that could be made to various facilities, as appropriate; and ensure compliance with all institutional policies, government regulations and safety guidelines.

Duties and Responsibilities

Maintenance Responsibilities
  • Conduct surveys of facilities to develop and assign daily, rotating, periodic and annual maintenance schedules for all maintenance staff. Adjust schedules as needed. Identify all services to be provided, and time and frequency allocation.
  • Perform repairs and/or replacement of HVAC, electrical and plumbing fixtures, valves, devices and appliances as required.
  • Actively perform carpentry work as required to repair windows, doors, hardware, screens and furniture.
  • Complete skilled and semi-skilled tasks in the maintenance and repair of finishes of exterior surfaces, interior walls, ceilings and floor surfaces in campus buildings, facilities and equipment.
  • Observe and report, through the work order system, any and all defects, deterioration, and wear and tear on campus facilities. Report discrepancies or necessary follow-ups to the Plant Engineer and Director of Maintenance.
  • Inspect buildings, facilities and equipment to ascertain required repairs and make recommendations to the Plant Engineer and Director of Maintenance.
  • Assist as required and cooperate with all trades personnel, building attendants, grounds and maintenance staff in the performance of day to day duties and responsibilities.
  • Perform work according to manufacturer's specifications, departmental guidelines, trade practices, blueprints, shop drawings and schematics.
  • Assist with maintaining files of specifications, blueprints and diagrams generated from field investigation.
  • Inspect areas assigned to maintenance staff and provide assistance/guidance, as required.
  • Address concerns of students, faculty, staff and visitors regarding maintenance services.
  • Maintain inventory control. Evaluate need and purchase supplies and equipment within the supply budget.
  • Coordinate work with outside vendors or contractors. Schedule and coordinate access to facilities. Assist in coordinating major repairs, painting and setting up of facilities within scheduled periods.
  • Carry communication/radio device for immediate College communication needs.
  • Research new and improved maintenance methods and procedures. Prepare proposals for change and implement those approved.
  • Participate in utility conservation efforts. Make recommendations for improvement.
  • Provide direct supervision and leadership to HMC Building Mechanics and Maintenance Technicians, including recommendations regarding initial, periodic and/or annual performance evaluations. Develop improvement plans as needed and follow-up to ensure implementation and desired outcomes are achieved. In accordance with all policies, recommend personnel actions, and assist in resolving performance issues. Implement disciplinary actions.
  • Screen applications, interview candidates and recommend candidates for hire.
  • Plan staff training activities and conduct training sessions or assign them to others. Maintain accurate and precise records of staff training activities. Develop related written and oral staff training performance evaluations.
  • Establish and maintain a positive and cooperative working relationship with members of the department and campus community.
  • Maintain proficiency by and continually updating knowledge through appropriate courses, seminars, publications and contacts with others in various trades.
  • Serve as a role model to staff members.
  • Perform other related duties as assigned.
General Plant Operations Administration
  • Review, code, approve, and direct the timely processing of all Maintenance Department invoices.
  • Ensure that all preventative maintenance plans are in place and functioning for all equipment and systems to include elements of life safety, physical safety, manufacturer recommendations and overall good practices.
  • Formalize plant operations procedures.
  • Update Authorities Having Jurisdiction (AHJ) permits and respond to/resolve AHJ violations. (AQMD, City, State, Fire Marshal, et all)
  • Update and ensure accuracy of Emergency Shut off Maps.
  • Monitor and manage the budget for the Maintenance Department.
Facilities Work Order System
  • Interact with campus constituents as necessary to complete work orders in a professional, cost efficient, and expeditious manner.
  • Work with the Maintenance and Systems Technician on the coordination, distribution, follow-up and completion of work orders and the general management of work order system.
  • Refer work orders to other Facilities and Maintenance personnel as appropriate.
Safety and Work Habits
  • Maintain an acceptable attendance record, maintaining punctuality and upholding meeting deadlines.
  • Conduct weekly safety meetings as appropriate.
  • Ensure staff members comply with safety rules and regulations, proper use of personal safety equipment, operation of power tools and cleaning/chemical compounds.
  • Maintain a functional awareness of the typical hazards of the work place as well as the special hazards that may be encountered at HMC such as biohazards, radiation, chemicals, etc.
  • Ensure employee compliance with Injury and Illness Prevention Program (IIPP)
  • Follow established procedures for dealing with potential hazards.
  • Promptly report accidents on the job, prepare and submit accident reports for the Maintenance Department.

Education, Experience, and Certification

Education: High school diploma or GED, Trade or technical school diploma or degree.

Experience: Minimum of seven years paid employment experience in a position of similar responsibility.

Knowledge, Skills and Abilities

  • Must have technical knowledge of mechanical, electrical and other building trades and the ability to properly assess the quality of work being performed in these trades.
  • Must possess knowledge and technical skills required for the repair and maintenance of plumbing, heating and electrical systems, fixtures, devices and applications.
  • Ability to assess equipment and system problems, conduct appropriate research, draw conclusions and recommend or take action to resolve problems in a timely manner.
  • Must possess a strong aptitude for leadership, outstanding organizational skills, and effective written and oral communication skills.
  • Knowledge of methods, materials, chemicals and equipment used in maintaining various equipment and systems on campus.
  • Knowledge of planning, conducting and evaluating employee training, recognition and performance evaluation programs.
  • Ability to coordinate work with outside vendors or contractors, including scheduling and providing access to facilities.
  • Ability to work productively, make sound decisions and effectively prioritize multiple tasks in a logical progression.
  • Ability to follow through and carry out assignments.
  • Ability to effectively work individually or in teams as well as with diverse groups.
  • Personal integrity and ability to interact and work successfully with individuals with varying abilities, backgrounds, interests and beliefs.

  • Must possess knowledge and technical skills required for the repair and maintenance of plumbing, HVAC, electrical systems, fixtures, devices and applications.
  • Must possess the technical knowledge and skill to perform minor carpentry work and repairs.
  • Strong demonstrated ability to read and interpret blueprints and systems diagrams.
  • Knowledge of building codes, rules and regulations as well as ability to understand college policies and procedures as related to the position.
  • Requires knowledge and ability to use and work with word processing, spreadsheet and other software (MS Word, Excel).
  • Ability to plan, organize, control and direct all aspects of required corrective and preventative maintenance for college facilities.
  • Ability to observe and practice safe working habits and maintain security of buildings and systems.
  • Must be accessible and available in the event of emergencies.
  • Must be willing and able to work occasional weekends or holidays as needed.

Licenses/Certifications

  • Valid driver's license and a driving record acceptable to the College's automobile insurance carrier

Remote Work Eligibility: Category A

All staff positions, regardless of remote work eligibility, require an initial 30-calendar-day on-campus work period. Based on an evaluation by the supervisor and area Vice President, this position is classified as Category A as defined in the College's Remote Work Policy, with occasional ad-hoc remote work flexibility. Your position is essential to on-campus operations and requires you to work exclusively on campus.

Classification

This is an exempt, full-time, benefits-eligible position.

Salary

The anticipated salary range will be $73,000-$83,000 per year. Salary will be commensurate with qualifications and experience.

This position reports to the Plant Engineer and Director of Maintenance.
