The opportunity
Cornerstone First Mortgage's Miami branch is one of the top-producing branches in the company, and we are building the operations leadership to match. We are looking for a Director of Mortgage Operations to own everything that happens from completed application to closing: processing, underwriting coordination, closing, compliance, and the team that does that work. Our loan officers originate and take applications, and our processors process the loans. You make sure every loan they bring in funds on time, clean, and with a borrower and a realtor who want to send us the next one.

About the branch
We are a bilingual, builder-focused branch in Miami that closes $20–30MM a month today and is on a clear path to $40MM. We are a preferred lender for builders like Lennar, Pulte, and others across Miami-Dade, Broward, Orlando, and Mid Florida, and we work with a deep network of realtors who trust us with their clients. We lend across the full product set: Conventional, FHA, VA, Non-QM, DSCR, foreign national, and new construction. Why this seat matters
We are growing, and we want an operations leader who grows with us and shapes how the branch runs. You will have real authority to design the operation: the workflows, the team structure, the reporting, and the standards. You will lead the existing operations team, including our Operations Manager, and you will have the backing of a Branch Manager who wants you to make decisions, not wait for them.

Compensation:$150,000 Plus Bonus
Responsibilities:
What you will own
The loan lifecycle from completed application to funding: setup, processing, underwriting coordination, conditions, closing, and post-closing
Turn times that realtors and builders can plan around: a predictable clear-to-close calendar and a 24-hour pre-approval standard for the team
The operations team: hiring, training, coaching, and developing the Operations Manager, processors, pre-approval specialists, and loan officer assistants
Written workflows and SOPs for every handoff, so the branch runs on systems rather than memory and new hires are productive in their first two weeks
Pipeline management: daily pipeline reviews, aging and lock reports, and a weekly operations scorecard to the Branch Manager
Builder communications and reporting: you are the operations point of contact for our builder partners, owning pipeline status updates, weekly reports, and closing-date commitments
Quality and compliance: file quality before submission, disclosure and TRID timing, investor overlays, and audit readiness
The partnership with corporate underwriting, closing, secondary, and compliance so our files move smoothly and first
Capacity planning so the branch can grow to $40MM a month and beyond
Supporting loan officers with deal structure: helping the sales team structure complex files, choose the right program, and solve problems before a file reaches underwriting
Qualifications:
Who you are
7+ years in mortgage operations, including 3+ years leading branch operations at a large retail lender
Hands-on processing and underwriting background: you can read a file, see the issue, and guide the team to the fix before underwriting asks
Strong command of Conventional, FHA, VA, and Non-QM guidelines; DSCR and foreign national experience is a plus
Comfortable in Encompass or a similar LOS and in Salesforce or a comparable CRM
A builder of systems: you have written SOPs, built scorecards, and improved turn times at a previous branch
A leader people want to work for: calm under pressure, clear about expectations, generous with coaching
Bilingual in English and Spanish is a strong plus; our partners and clients are
You enjoy working alongside loan officers and see the sales team as the customers of operations
