Grade 17, Step 10, AFSCME Unit position

Campus Location: Danvers, but routinely will be required to work at all campus locations.

Work Schedule: Monday - Friday, 6:30 am - 3:00 pm

SALARY: $3,013.85 biweekly, ($76,360.10 per year) with fringe benefits. An appointment made from outside the bargaining unit (AFSCME) must start at this salary, step #1 of the range or as adjusted in accordance with the AFSCME collective bargaining agreement. Full time benefited employees at North Shore Community College are eligible for a comprehensive benefits package offered through the Commonwealth of Massachusetts.

GENERAL STATEMENT OF DUTIES:

NSCC operates five academic buildings over two campuses that contain a plethora of different building systems and technologies. These systems range from the simple and conventional all the way to modern energy efficient systems such as geothermal heating and cooling, solar photovoltaic system, LED lighting, energy management system, chilled beams, gray water, gas fired condensing boilers, gas boosters, lawn irrigation, medical vacuum and oil-less air systems. The primary responsibilities of this essential personnel position are to operate, install, repair, maintain and/or alter sanitary fixtures, heating units, sprinkler systems, industrial cafeteria equipment, and/or other systems requiring plumbing skills and/or licensure. This position also performs related work as required at all NSCC locations.

ESSENTIAL FUNCTIONS:

  • Plan and coordinate the plumbing and gas work with outside contractors. Order mechanical system supplies, stock and equipment.
  • Under the direction of management supervise, direct, and perform on-site training for other Facilities Department staff as assigned.
  • Operate, install, repair, maintain and/or alter plumbing and gas systems by performing, but not limited to the following tasks: Operating power, welding and other specialized tools; Service valves and pumps, by cutting and threading pipes; Replacing seals within plumbing devices; Cleaning and replacing filters; Unplugging sinks, toilets and drains; Insulating piping; Inspecting for leaks; Install and repair gas piping and gas distribution for commercial cooking equipment; Checking for proper pressure and adjusting controls for efficient operation and by performing preventative maintenance on gas systems and appliances.
  • Inspect buildings to determine need for repairs and maintain records on such matter as work completed, time sheets, etc.
  • Read and interpret blueprints, sketches, instructions or layouts to understand construction work to be done. Assist facilities management in maintaining standard of design documents for all associated plumbing systems and associated infrastructure.
  • Estimate length of time, cost of material and labor needed by using current market rates and labor output to develop a work project budget and schedule. Prepare requisitions for supplies and equipment as needed.
  • Schedule installation, maintenance and /or repair work by conferring with supervisors and other department personnel.
  • Inspect machinery, read meters and gauges; perform tests on chilled water, boiler water and quality of water; start and stop machinery according to schedule.
  • Operate computerized Energy Management System and associated equipment.
  • Rectify complaints from building occupants and/or refer/assign complaints to appropriate personnel for corrective action.
  • Obtain permits and perform inspections with AHJ
  • Perform other duties as assigned.

SUPERVISION RECEIVED:

Associate Director of Maintenance Operations and the incumbents of this position receive general supervision from employees of higher grade who provide procedural guidance, assign work and review performance for conformance with established standards.

Job Requirements:

  1. Possession of a current and valid Massachusetts Journeyman or Master Plumber's license issued by the Board of State Examiners of Plumbers and Gas Fitters.
  2. Possession of a current and valid Massachusetts driver's license
  3. Knowledge of: Types and uses of plumbing and gas specialized equipment and precision measuring devices; Calibration and/or adjustment techniques as required in the field of plumbing; Methods and techniques of pipefitting and pipe threading; Skilled in principles of the operation of industrial heating and plumbing systems; Skilled in uses of hand tools used in plumbing and gas work, uses of power tools, soldering, brazing, and welding; Skilled in uses of pumps, seals, bearings, valves, actuators, pressure vessels, regulators, filters and strainers used in plumbing systems; Safety practices and procedures used in an industrial setting
  4. Physical stamina and endurance
  5. Ability to: Lift heavy objects; stand for long periods and work in cramped spaces; Adjust to changing situations in emergency situations, changing work schedules as needed; Read and interpret building plans, control and wiring diagrams; documents such as plans, specifications, blueprints technical manuals, etc,; Maintain accurate records and follow written and oral instructions; Deal tactfully with others: communicate effectively in writing and in oral expression, giving written and oral instructions in a precise and understandable manner; Understand and apply the laws, rules and regulations governing plumbing; Use effectively communicate via email to provide written instructions in a precise, understandable manner; Use Microsoft office programs; Successful experience interacting with culturally diverse populations; Ability to pass a pre-placement physical; Pass a CORI/SORI and/or a National background check as a condition of employment.
