Job Description
The Maintenance Supervisor is under the general supervision of the Director of Maintenance and is responsible for supervising skilled HVAC technicians as well as other trades in the absence of other Supervisors.
The Maintenance Supervisor will be responsible to supervise HVAC trades and Power Plant operators. Employee is expected to have strong organizational and time management skills and display natural leadership and communication skills. Duties will include scheduling reactive and preventative maintenance work orders, mechanical and power plant inspections and quality control.
Primary Duties and Responsibilities
- Coordinate activities by scheduling work assignments, setting priorities and directing the work of subordinate employees.
- Evaluate and verify employee performance through the review of completed work assignments and work techniques.
- Identify staff development and training needs.
- Maintain records, prepare reports and document work related issues for equipment and staff.
- Oversee the operation, repair, maintenance (reactive and proactive) and installation of HVAC and power plant equipment and BMS controls by subordinate staff.
- Interpret, develop and maintain compliance with applicable building, health, safety, fire and environmental codes and regulations (EPA, OSHA); initiates required corrective actions as necessary.
- Inspect power plant, building mechanical rooms and spaces for proper maintenance, needed repairs and improvements.
- Prepares and submit recommendations for improvements to management on a regular basis.
- Maintain an emergency call-in list for all supervised personnel.
- Perform other duties as assigned.
Knowledge, Skills, and Abilities
- Knowledge of the requirements for planning, scheduling, organizing and coordinating Power Plant and HVAC maintenance (reactive and proactive) programs.
- Knowledge of the principles, methods, practices, materials and procedures used in general repair and maintenance work associated with power plant and HVAC mechanical rooms.
- Knowledge of occupational, safety and health hazards associated with Power Plant and HVAC trades work and the precautionary and preventive measures.
- Knowledge and basic principle of Power Plant and HVAC operations.
- Knowledge and basic principle of CMMS systems, Microsoft Word, Excel and Power Point.
- Ability to estimate time, labor and materials associated with related work order tasks.
- Ability to supervise and coordinate the work of skilled, semi-skilled and unskilled workers and supervise the operation and maintenance of a Power Plant and HVAC mechanical rooms and spaces.
- Ability to monitor and evaluate the performance of employees in order to assess efficiency and effectiveness.
- Ability to communicate effectively with others both verbally and in writing.
- Ability to maintain confidentiality of records and information.
- Ability to interact in an effective and appropriate manner with diverse populations, the University community and the public.
- Ability to handle multiple tasks simultaneously.
- Ability to evaluate situations and make decisions.
- Ability to follow oral and written instructions.
- Ability to work overtime as needed and inclement weather duties.
Physical Requirements
Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
- Bending, climbing, sitting, standing and twisting.
- Heights and working on elevations of 60 feet.
- Work of ladders and lifts.
Minimum Qualifications
- A minimum of Five (5) years of experience in a Power Plant and or HVAC mechanical environment.
- Prior supervisory experience desired
- Minimum of a High School Diploma or equivalent (GED/HiSET)
- Basic personal computer knowledge
- Knowledge of plant and mechanical operations.
- Valid driver's license.
- A background check will be required of the successful applicant
