The Loan Officer is responsible for soliciting, negotiating, and preliminary qualification of residential 1st and 2nd mortgages; home equity lines of credit; construction loans; and chattel loans in compliance with the Bank’s policies and procedures and accepted secondary market loan standards, as applicable, and related laws and regulations. The Loan Officer assists customers in identifying and securing a mortgage loan that is appropriate for their individual financial circumstances and designed to help them achieve their financial goals. Promotes quality mortgage loan customer service and related activities; engages in business development opportunities; develops good customer relationships; and markets and cross-sells other banking products. The position is also responsible for attaining established individual, department and Bank sales goals through active participation in sales team and referral programs.
Promotes the bank and its lending services to the real estate community and helps to identify and serve the overall community’s financial needs through home loan counseling, home buyer workshops, real estate agent seminars and sales meetings, and by participating in and promoting the bank’s community activities.

- Personally interviews all loan applicants, reviews their financial information, provides advice about loan alternatives in light of the applicants’ circumstances, and determines the most appropriate loan program for their specific needs and qualifications.
- Informs prospective borrowers of the bank’s underwriting guidelines and applicable government and secondary market regulations.
- Preliminarily qualifies the loan requests based on bank policies, secondary market guidelines, and government loan regulations, as applicable, based on the type of loan requested.
- Completes each loan application to detail each borrower’s financial capacity and all related pre-processing functions.
- Monitor progress of most complex loan applications through to closing and serve as communications link to customer, as needed.
- Communicates complex approvals or denials to the borrower, real estate agent or builder.
- Promotes and participates in the bank’s special credit programs and other CRA programs by actively seeking qualified applicants.
- Actively participates in local business and community functions and maintains close contact with local builders, real estate brokers and agents, customers and prospects.
- Keeps abreast of new product offerings and opportunities and advises management of findings; keep abreast of new regulations and legislation that may affect the bank’s residential lending policies.
- Distributes marketing and general loan information to the real estate community as directed.
- Maintains active contact with assigned retail branches to ensure all residential and consumer lending requests are responded to in a timely manner. Keeps appropriate branch personnel abreast of customer referrals.
- Educate branch personnel in basic of residential & consumer lending to ensure quality referrals are made.
- Responds to inquiries and internal referrals promptly and completely.
This position is commission based with estimated annual earnings from $80,000 to $125,000 per year, with higher or lower earnings possible based on performance and production.

Requirements
- <ul><li>Bachelor’s degree in business or finance.</li><li>Minimum three years’ experience as a currently NMLS-licensed or federally registered residential loan officer, with a proven track record of success.</li><li>Good sales, organizational, managerial and interpersonal skills.</li><li>Good oral and written communication skills in order to effectively communicate with customers and real estate agents about the bank’s loan programs and policies.</li><li>Ability to read and comprehend training materials, bank communications and related loan manuals.</li><li>Ability to learn and follow bank and secondary market policies regarding the lending process.</li><li>Thorough knowledge of relevant Federal, State and local laws and regulations including but not limited to RESPA-TILA, HMDA, ECOA, SAFE, & FCRA.</li><li>Experience in use of ICE Encompass LOS, Optimal Blue product and pricing, and Blend POS or similarly specialized loan origination, point-of-sale and pricing software.</li><li>Experience in use of Desktop Underwriter and Loan Product Advisor automated underwriting systems.</li><li>Experience in use of Microsoft Office products (including Outlook, Teams, Excel, Word & PowerPoint).</li><li>Driver’s license with a good driving record.</li><li>Must have cyber security awareness to protect the digital environment, the Bank, and customers.</li></ul>
