Assistant Director, Facilities - Cape Cod Community College
GENERAL STATEMENT OF RESPONSIBILITIES:
The Assistant Director of Facilities assists with overseeing the day-to-day operations for the department including janitorial activities, snow removal efforts, landscaping, trades workers, and shipping and receiving activities. In addition, the role is responsible for oversight of service contractor repairs and providing predictive and preventive maintenance activities for systems such as HVAC equipment, electrical distribution, emergency and stand-by power generation equipment and associated transfer switches, critical pumping systems (sewer & potable water), fire alarm systems, fire sprinkler systems, UPS systems, fuel tanks and pumps, etc. This role is responsible for developing, documenting, implementing, and overseeing preventive maintenance procedures at multiple Campuses in Southeastern MA.
In addition, the Assistant Director serves to support major and minor construction projects; overseeing safety of contractors while confirming installations are executed per design and with high quality, escalating any issues to the Facilities Director immediately for resolution. The Assistant Director is also responsible for supporting the Director with procurement of goods and services for the College and is required to become certified in accordance with the Massachusetts Office of the Inspector General Procurement and Project Management office.
The Assistant Director manages all essential functions of the department in the Director's absence.
EXAMPLES OF DUTIES:
- Review on-going day-to-day cleaning, landscaping, and maintenance activities, while providing input toward continuous improvement of techniques and materials.
- Schedule and oversee maintenance contractors for the systems stated above, confirming equipment is maintained per the contracts, while also suggesting improvements to the process.
- Participate in the RFP process and evaluation of the performance of incumbent suppliers.
- Verifying all safety and site-specific policies are adhered to by suppliers.
- Respond to emergencies/alarms/calls from Facility Director when needed for support of system repair.
- Participate in and, at times lead, pre-construction walk-through activities with contractors, reviewing site specific parking, smoking, safety, emergency evacuation, and other pertinent policies.
- Participate in review of studies, designs, and supports punch list process to assist with confirmation of complete and high-quality construction.
- Provide input into Facilities Budget process annually and supports spending oversight to stay within assigned budget.
JOB REQUIREMENTS:
MINIMUM QUALIFICATIONS:
- Five years of full-time, or equivalent part-time, technical experience in the installation, maintenance, and repair of infrastructure systems.
- High School diploma or equivalent.
- Current and valid State of Massachusetts driver's license.
- Proficiency in Microsoft applications (Excel, Word, Project & Outlook).
- Ability to communicate effectively to state officials, suppliers, and leadership verbally and in writing.
- Knowledge of the standard preventive maintenance procedures for critical infrastructure systems.
- Knowledge of the methods and techniques, safety practices and procedures, followed in the installation, maintenance, and repair of all trades.
- Knowledge of terminology, coding, symbols, and standard abbreviations used in the installation, maintenance, and repair of all trades.
- Unrestricted authorization to work in the United States.
ADDITIONAL PREFERRED QUALIFICATIONS:
- Trade license(s) in electrical, plumbing, and/or refrigeration.
- Project Management experience.

Additional Information:
COMPENSATION: Annual Salary Range of $110,000 - $125,000, dependent upon qualifications. Full-time, Non-unit Professional Position that includes participation in a comprehensive employee benefits program and the option for membership in the Massachusetts State Employees' Retirement System.
