Assistant Director of Facilities, Operations - Physical Plant Supervisor

Position Purpose

The Assistant Director of Facilities Operations carries major responsibility for overseeing the maintenance and upkeep of campus buildings and grounds. This includes managing construction projects, contracted services, renovations, and large-scale repairs. The role provides leadership in facilities management best practices, budgeting, procurement, sustainability, and compliance with building codes. It also involves conducting facility assessments, managing space utilization, and supporting strategic planning through data driven decision-making.

Position Responsibilities

Exercise supervisory authority so that applicable labor agreements and plans are equitably administered, and employees under the supervisor’s jurisdiction will effectively perform assigned job duties to achieve the annual objectives of the section. Support and oversee Physical Plant Management Operations by coordinating repairs (including emergencies), managing maintenance programs such as painting and asset replacement, ensuring compliance with codes, supervising mailroom and warehouse functions, assisting with event logistics, and leading facility assessments and emergency response efforts. Manage or assist with new construction, renovations, design and construction processes including, but not limited to, obtaining, permits, creating detailed plans and providing specifications for repairs, replacements, remodels, new construction projects, and outside ground enhancement. Support budget development, procurement, and recordkeeping functions by preparing estimates, managing contracts and purchasing activities, maintaining departmental documentation, and overseeing inventory and vendor coordination in alignment with organizational policies. Oversee and execute a comprehensive grounds maintenance and development program, including landscaping, lawn care, and upkeep of trees and plants. Manage the maintenance and repair of all outdoor surfaces – such as roadways, sidewalks, and parking lots – to ensure they are safe, clean, and properly marked year-round.

Salary Range

$34.86 - $50.52/hour (New 2025-2027 Contract: $35.38 – 51.28/hour)(DOQ – Salary Placement will be done at time of hire.)

Minimum Qualifications

A minimum of 2 years’ experience supervising trades, grounds, and maintenance staff in a multidepartment large facility; planning and directing major repairs, remodeling, and new construction; and directing the work of outside vendors and contractors.Knowledge of building systems including HVAC, electrical, plumbing, and energy management systems.Ability to work with construction plans and blueprints sufficient to interpret, modify and follow them.Experience with project management for construction, renovation, and maintenance projects.Fiscal Management skills to effectively manage projects and budgets.Excellent interpersonal skills in working with customers and staff in the coordination of projects and resolution of problems.Strong communication skills, both oral and written.

Preferred Qualification

Experience in a public sector, higher education facilities environment or similar complexity.2 to 4 years of Commercial Construction Project Management. Preferably in an institution of higher education or public facility of similar complexity.Proficiency in AutoCAD, CMMS systems, or other facilities management software.Knowledge of building and fire codes, Occupational Safety and Health Administration (OSHA) rules and regulations, ADA, and safety practices and applications.Strong budgeting and procurement experience related to facilities operations.Experience with sustainability initiatives, energy conservation, and green building practices.
