Construction Projects Manager
SUMMARY
JOB DESCRIPTION
This is a professional position responsible for field supervision of campus construction and small projects. Responsible for all aspects of construction, including coordination of professional services. Works with contractors and in-house personnel on jobs where the university is serving as the contractor. Ensures the university complies with all applicable building codes and standards. Works under general supervision, with considerable latitude for the use of initiative and independent judgment. Reports to the Assistant Director of Construction Services.
QUALIFICATIONS
Bachelor’s degree in a related field is required. Related experience may be substituted for required education on a basis set forth by the Department of Human Resources.
Four years of related experience is required. Valid Texas driver’s license is required at time of employment. Experience in higher education facilities is preferred. LEED accreditation, APPA CEFP, PMP, or related certification is preferred. Additional education may substitute for experience on a basis set forth by the Department of Human Resources.
Physical ability to perform essential job functions, including ability to stand and sit for over an hour at a time, lift and push up to 50 pounds, use hands to finger/handle/feel, reach with hands and arms, climb, balance, talk, and hear regularly as well as close vision, color vision, peripheral vision and the ability to adjust focus.
ESSENTIAL JOB FUNCTIONS
- Monitors work done by contractors to ensure it meets required standards.
- Monitors progress and conducts periodic meetings with clients, architects, engineers, contractors, and others as needed.
- Ensures contractors follow required safety regulations.
- Oversees campus construction and small projects.
- Ensures all construction meets applicable building codes and standards.
- Manages and approves associated paperwork and any order changes.
- Works with internal clients to verify construction or renovations meet their needs.
- Works with architects and engineers to ensure design can be constructed, it meets institutional standards for construction, and it will serve the client’s needs.
- Schedules construction and delegates assignments.
- Reviews quality requirements, which include testing and inspecting services, manufacturer’s field services, and quality assurance.
- Works with Physical Plant personnel to resolve maintenance problems/issues.
NON-ESSENTIAL JOB FUNCTIONS
- May prepare presentation materials.
- May prepare drawing exhibits and computations.
- May need to estimate cost of various projects.
- May need to research new products and codes.
- May need to maintain AutoCAD files, blueprints, as-builts, computer systems, and software.
- Performs other related duties as assigned.
REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES
The individual must possess the following knowledge, skills, and abilities or be able to explain and demonstrate that the individual can perform the essential functions of the job, with or without reasonable accommodation.
- Knowledge of, or ability to learn, university policies and procedures.
- Knowledge of federal, state, and local laws, statutes, regulations, codes, and standards related to the area of responsibility.
- Knowledge of procedures for construction, scheduling, and assignments.
- Knowledge of various mechanical and craft trades.
- Organizational skills in managing projects simultaneously while maintaining a satisfactory work product.
- Skill in negotiation and facilitation.
- Skill in using computer applications including spreadsheet, database, and word processing software.
- Ability to evaluate documents for accuracy and legal conformance.
- Ability to identify problems, evaluate alternatives, and implement effective solutions.
- Ability to communicate effectively in both oral and written form.
- Ability to maintain effective interpersonal relationships.
- Ability to react quickly and calmly in emergency situations.
- Ability to enforce safety rules and regulations.
- Ability to obtain a Texas driver’s license prior to employment.
- Ability to work evenings, nights, and weekends as necessary.
- Physical condition adequate to permit full performance of duties.
