Essential Job Duties:
The Facilities Maintenance Technician - HVAC Mechanic plays a critical role in maintaining the comfort, reliability, and efficiency of campus facilities. In this position, you will support the operation, maintenance, and repair of a wide range of building systems, including HVAC equipment, boilers, piping systems, and supporting electrical and mechanical components within an assigned maintenance zone.

This role is ideal for a skilled technician who enjoys hands-on troubleshooting, solving complex mechanical issues, and working across multiple building systems. You will help ensure that heating, cooling, steam, and hot water systems operate safely and efficiently while supporting the daily operations of campus facilities.

Working as part of a collaborative maintenance team, you will interact with coworkers, supervisors, and campus partners to diagnose issues, complete repairs, and perform preventative maintenance that helps prevent system failures and disruptions. Key responsibilities and duties included, but not limited to:

  • Perform maintenance, repair, and installation of HVAC systems, including air conditioning, refrigeration equipment, and ventilation systems.
  • Operate, maintain, and troubleshoot steam and hot water boilers and associated auxiliary equipment.
  • Diagnose and repair mechanical equipment, including pumps, fan turbines, condensate receivers, steam lines, pressure-reducing stations, and expansion joints.
  • Inspect, maintain, and repair piping systems, insulation, strainers, valves, and other components used in steam and hot water distribution systems.
  • Conduct preventive maintenance on refrigeration and air-conditioning equipment in accordance with manufacturer recommendations.
  • Troubleshoot and repair pneumatic and electronic control systems, including temperature controls, regulators, humidity controllers, sensors, and control valves.
  • Analyze faults and malfunctions in secondary electrical systems up to 600 VAC and implement corrective actions.
  • Maintain and repair electrical components, including conduit wiring, electrical panels, breakers, switchgear, magnetic starters, motors, disconnects, switches, and receptacles.
  • Diagnose and resolve control system faults affecting HVAC and related building systems.
  • Perform minor plumbing and piping installations to support HVAC and building mechanical systems.
  • Maintain and repair equipment used in steam generation and distribution, including air compressors and water softeners.
  • Develop solutions for both routine and occasionally complex maintenance issues across HVAC, electrical, and plumbing systems.
  • Coordinate with coworkers, supervisors, and other departments to ensure repairs and maintenance tasks are completed efficiently and safely.
  • Communicate with campus customers and stakeholders to minimize disruptions and maintain building operations.
  • Identify when specialized expertise or additional assistance is required and coordinate with appropriate personnel.
  • Document maintenance activities and service requests to ensure accurate records and effective work order management.
  • Perform tasks requiring standing for extended periods, working in confined spaces, and utilizing various tools. Safely climb and work from different types of ladders to access elevated or below-grade areas (such as roofs, above-ceiling spaces, and utility pits). Be exposed to and work in areas where insects or small animals are occasionally present. All essential tasks must be performed with or without reasonable accommodations.

Minimum Experience/Education:
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s).

Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.

Required Qualifications:
Demonstrate through work, a depth of knowledge and skills for pneumatic controls, as well as DDC type of controls.

Must be able to communicate verbally with supervisors and the general public and understand verbal and written instructions and other communications regarding work assignments and other matters.

Diagnose/troubleshoot/repair boilers, fan turbines, pumps, condensate receivers, steam lines, expansion joints, strainers, pressure reducing stations, piping, insulations, air compressors, water softeners and other equipment for generating/controlling steam which requires pipe fitting and other skills.

Must be able to lift up to 90 pounds occasionally, with or without reasonable accommodations.

Preferred Qualifications:

  • Working knowledge of HVAC systems and equipment, including the maintenance, repair, and operation of heating, cooling, refrigeration, and ventilation systems, as well as steam and hot water boilers and related auxiliary equipment.
  • Knowledge of building mechanical and piping systems, including pumps, steam lines, pressure-reducing stations, condensate systems, valves, and related components used in heating and cooling distribution.
  • Ability to diagnose and troubleshoot mechanical, electrical, and control system issues, including secondary electrical systems up to 600 VAC, temperature controls, sensors, regulators, and pneumatic control components.
  • Skill in performing preventative maintenance and repairs on HVAC, refrigeration, and building mechanical systems using appropriate tools, equipment, and industry best practices.

Required license or certification:

  • Valid Driver's License required.
  • NC Driver's License within 60 days of hire.
