Facilities Service Technician II
Job Description
JOB SUMMARY
The Facilities Service Technician II under moderate supervision of the Director, Maintenance, performs intermediate-level work in the installation, maintenance, and service of building operating systems; including, but not limited to electrical, HVAC, plumbing, mechanical and structural systems.
ESSENTIAL FUNCTIONS
- Respond to Facility Service Work Orders/Requests received from building occupants; including, but not limited to electrical, HVAC, plumbing, mechanical and structural systems service calls.
- Complete complex repairs and in-depth preventive maintenance in a primary area of facilities operations and maintenance as well as other facility maintenance services as assigned.
- Interpret compliance requirements and ensure standardization of work.
- Identify opportunities for process/system improvements and implements them as they are approved.
- Take and log readings from critical equipment and take appropriate corrective action before system outage occurs.
- Interpret blueprints and schematic drawings or oral/written instructions to assure accurate completion of work.
- Troubleshoot fire/life/safety, security and other building infrastructure systems and take corrective action as needed.
- Utilize tools and equipment which are sophisticated in nature and maintain tools in calibrated/adjusted state; while keeping work areas clean and orderly.
- Use required personal protective equipment while completing all work requests.
- Observe and comply with all safety policies.
- Complete all required paperwork timely and accurately.
- Serve as primary technical resource in area of expertise.
- Collaborate with team members and completes all facility team-based goals.
- Serve as team lead of the Facilities Service Technician personnel as directed.
- Perform other duties, tasks and assignments as required.
QUALIFICATIONS
Education & Experience
- Associate degree required
- 4 years of relevant work experience may be substituted in lieu of degree
- Minimum 5 years work experience in a defined craft required
- Minimum 5 years work experience in the operations and maintenance of facility systems required
- Strong understanding of preventive and predictive maintenance (PM) tasks preferred
Licensing & Certification
- Valid Texas Driver License and meet HCCs minimum insurance standards to obtain approved driving status

- Supply employee owned tools commonly required to complete daily maintenance responsibilities and duties
- Able to work on project work with minimal supervision
- Able to read and write English, distinguish between colors, and work from elevated heights (ladders, scaffolding, etc.)
- Able to organize data in a clear and logical manner for reporting purposes
- Basic knowledge of construction processes and techniques
- Able to read and interpret plans, shop drawings and specifications
- Able to lift 80 pounds in the work environment and carry it 50 yards
- Able and willing to work in extreme temperature and other weather conditions when working outdoors
- Able and willing to work an on-call rotation
- Able and willing to travel to various campuses and offsite locations on a regular basis
- Able to work under pressure; may have to work outside normal business hours (i.e. varying shifts, weekends and holidays) as needed

Working Conditions
General Office. Must be able to perform all job requirements with or without reasonable accommodations; remain in a stationary position during shift; move items weighing up to 25 pounds; position self to operate job equipment; apply established protocols in a timely manner. Must access, input and retrieve information from technology devices; communicate with others to accomplish job requirements. May be required to work after hours to include weekends and holidays.
