Position Summary

To ensure that assigned buildings, including plumbing, furnishings, mechanical and electrical systems therein, are functional on a continual basis. To ensure the safety and security of all College constituents, students, faculty, administration, staff, and visitors.

Description of Key Responsibilities

  1. Inspect the exterior and appropriate interior areas of assigned buildings on a regular basis. Identify, prioritize and perform or report necessary maintenance activities. Promptly report safety and security concerns.
  2. Maintain regular contact with sources of work assignments (i.e., supervisor, department support staff, assignment board) to ensure that necessary activities are carried out in a timely fashion. Promptly report on completion of activities.
  3. Service, adjust, repair, replace building components, systems and furnishings, based on observed needs, work orders, preventive maintenance schedules, or other sources. Examples of typical activities are: trouble-shooting equipment and systems to determine causes of problems ( Hot and Cold side equipment) Ice Machines; repairing or replacing electrical fixtures and/or associated wiring; replace burned-out or broken light bulbs and tubes (interior and exterior); washroom fixtures and associated piping; service and repair HVAC, refrigeration and fire protection systems; and seal leaks. Report the need for more extensive work by others, including outside contractors, to immediate supervisor.
  4. Service and repair all kitchen/dining equipment including dishwasher. Perform preventative maintenance on all refrigeration systems. Examples of expected tasks include but are not limited to: cleaning of all condensing & evaporator coils, replace motors, fan blades, door gasket, etc. Be responsible for and perform all work on lighting systems in the Cage and Kaufman Kitchen, Dining, and Serving areas. This includes: replacement of light bulbs, ballasts, installation of fixtures, and cleaning of fixtures. Perform preventative maintenance of all RTUs, exhaust fans, make-up air filters. Perform filter and belt changes in all buildings as required including preventative maintenance of all air handlers.
  5. Maintain building access/egress areas (i.e., sidewalks, stairways) in a serviceable condition by removing debris and snow and ice.
  6. Carry out projects, which involve installations, renovations, remodeling, etc., as directed by supervisor, either individually or as part of a group.
  7. Coordinate all activities with building users and contractors (i.e., food service, cleaning services) so as to maximize efficiency and minimize disruption to building activities.
  8. May be assigned to temporarily work at other locations to substitute for personnel not available or to supplement personnel during times of unusually heavy workload.
  9. Perform other related duties and tasks as appropriately assigned.
  10. Design and fabricate building components and furnishings, such as shelving, cabinets, etc.
  11. Install and/or repair exterior building appurtenances such as fences and railings.
  12. In addition to repairing door hardware (an essential function) prepare and replace locks (including cores).
  13. Move or assist in moving equipment, furniture, materials and supplies to/from storage areas or between locations.
  14. Open (unlock) and/or secure (lock) buildings.
  15. Travel to vendors to pick up materials and supplies.

Required Knowledge, Skills and Abilities

  1. Ability to communicate in the English language, both orally and in writing, in order to receive assignments and instructions, understand written procedures and cautions, prepare written requests, record work completed, etc.
  2. Ability to utilize basic mathematical skills necessary for calculating quantities, preparing estimates, etc.
  3. Ability to accurately interpret drawings and schematics representing electrical, mechanical, architectural and structural systems.
  4. Ability to safely and effectively transport (which may involve lifting up to 50 pounds) and utilize materials and equipment used in facility servicing and maintenance and to work safely from ladders, scaffolds, and other elevated positions.
  5. Ability to perform a variety of building maintenance tasks requiring knowledge of and skills in working with electrical and mechanical systems (including HVAC ), plumbing, carpentry, masonry and painting projects.
  6. On occasion, work outdoors in inclement weather and to work other-than-normal and, at times, long hours.
  7. Ability to carry out work efficiently and in a manner which will minimize interference with building operations.
  8. Ability to effectively communicate with, and relate positively to, a variety of people representing various building users.
  9. Ability to quickly grasp knowledge of the College organization and operation so as to contribute positively.
  10. Ability to use power tools in an appropriate and safe manner.

Distinguishing Characteristics

The condition of the College’s buildings has a profound effect on the overall appearance and functionality of the campus, as well as on the daily lives of all who live, study and work there. Perhaps most striking is the impact this function has on the quality of life of students, particularly those who reside on campus.

The staff within the maintenance area are generally responsible for buildings and equipment maintenance. These staff positions perform a wide variety of duties, and their work strongly affects a diverse group of users of the facilities. Employees in this area are expected to be multi-skilled, flexible, and able to work cooperatively with each other (to the extent of doing work of subordinates when necessary) and with other members of the campus community, often without direct supervision. Because of the nature of the work, reliable and regular attendance is essential.

Because individuals in this position must interact regularly with a wide variety of members of the campus community, as well as, on occasion, inspectors from City and State agencies and the College’s insurance carrier, uniforms, furnished by the College, must be worn at times determined supervisor.

Individuals in this position may be required to work at times that are other than, or in addition to, normal hours and days, including responding at any time to severe weather and other emergency conditions. Individuals in this position can expect to be “on-call” during nights and weekends for specified periods. Individuals must be available by personal mobile device to report to work fit for duty during these times.

Education/Training

A high school diploma or equivalent is required.

Experience

Minimum 3-5 year maintenance and HVAC experience preferred.

Licenses or Certifications

Universal EPA Refrigerant Certification is required. A valid Illinois driver’s license and acceptable driving record is required.
