Description

The person in this position is responsible for overseeing the day-to-day operations of the General Maintenance, Carpenters, and Painting trades under the general direction of the Facilities Director. DUTIES AND RESPONSIBILITIES:

Under the general direction of the Facilities Director, this position is expected to oversee the installation, building, replacement, repair, and/or demolition of: doors, floor and ceiling tiles, windows, partitions, ceilings, cabinets, concrete installations, texturing, related apparatus, frames, structures, fabricates, Formica counter tops, sheetrock, wall panels, linoleum, carpets, and other flooring types, and other carpentry related requests to include special furnishing requests.

Provides technical leadership for maintenance and construction, facilities management, general maintenance, grounds, and landscaping.

Oversees daily operations of the general maintenance, carpentry, and painters to ensure compliance with the university, state, federal laws, policies, and procedures, OSHA safety policies and procedures.

Extensive office work and field work required.

Works with architects, facilities management, or university administrators to oversee the planning, coordination, and implementation of some minor capital improvement projects campus-wide.

Oversees the preventive and proactive maintenance, planned system overhauls, and on-call repair services for the entire campus.

Facilitates the implementation of building system renewal and replacement plans with assistance from other staff and contractors.

Willing to attend frequent employee development and performance management trainings.

Coordinates and reviews service contracts to assure compliance with job specifications and adherence to department’s cost agreements for small scale jobs.

Identifies shortcomings in responsiveness, quality of repairs, and customer communications; takes prompt and positive action to maintain high levels of customer service.

Oversees the supervision of personnel and resolves all technical and personnel problems within the trades overseen.

Evaluates and makes recommendations for personnel actions.

Motivates employees to achieve peak productivity and meet objectives.

Oversees the management of a diverse trade workforce, to include project prioritization and management, and work/resource allocation.

Maintains records of employees and work-study absences, and verifies accuracy of time sheets for employees assigned.

Works closely and coordinates projects and timelines with outside vendors and the internal campus community.

Oversee contractor’s work and assesses quality controls.

Communicates with all tier’s campus-wide and externally.

Sets productivity, quality, and timeliness goals and standards, and evaluates their effectiveness.

Oversees staff training and recruitment to ensure that the workforce is capable of operating and maintaining state-of-the-art building support systems.

Sets trainings in place to meet state OSHA standards and workplace safety measures.

Coordinates post damage assessments.

Heavy project management and extensive responsibilities.

Oversees the activities of external contractors and monitors and inspects work to ensure adherence to contract specifications and industry standards.

Assists with the implementation of policies and procedures identified by risk management to ensure a universal safe working environment.

Works with systems developed by the Director to maintain accurate records and expenditure reports.

Evaluates external preventive maintenance programs to increase efficiency and effectiveness of the trades.

Establishes and maintains appropriate customer services procedures. Interacts with University administrators, managers, and other customers across campus.

Prioritizes work orders daily for crews from the TMA-System. Assures work orders are being completed and closed in a timely manner.

Advises and counsels customers on products and services to enhance building performance.

Investigates any injuries or asset losses.

Oversees the effluent and discharge permits and adherence to environmental department standards and policies.

Submits reports when needed.

Consults with Purchasing and other administrative departments to ensure a smooth operation.

Establishes, implements, and directs an extensive and comprehensive campus-wide facilities preventive, predictive, and planned maintenance program.

Coordinates trades through an automated work-order management system (TMA) that supports the program through maintenance notification, delinquency tracking, and activity checklists.

Oversees the inventory control for carpentry, painters, and general maintenance trades. Prepares and acquires project specifications and quotes needed for procurement.

Perform other job-related duties as assigned.

Qualifications

Minimum Qualifications

EDUCATION: Bachelor's Degree in any field OR 8 years supervisory role in field or related field.

EXPERIENCE: Have 5 years of related work experience.

  • Ability to provide technical leadership and direction to technical and support staff in a wide range of plant trades.
  • Skilled in organizing resources and time management.
  • Knowledge of all federal, state, and local codes and ordinances pertinent to Facilities maintenance and construction.
  • Knowledge of building repairs and maintenance.
  • Ability to supervise and train employees, to include organizing, prioritizing, and scheduling work assignments.
  • Ability to foster a cooperative work environment.
  • Knowledge of cost estimating and fiscal management principles and procedures.
  • Ability to develop and implement facility safety and maintenance procedures.
  • Knowledge of faculty and/or staff hiring procedures.

EMPLOYMENT REQUIREMENTS:

  • Must possess and maintain a valid New Mexico driver's license.
  • Must be willing to respond as needed to after hour calls or on an on-call basis.
  • Must be willing to work evening, weekends, holidays and odd hours.
