Job Description

Position Summary: This position is responsible for overseeing all facility maintenance across campus facilities. Responsible for the management of approximately six building maintenance technicians with various building and mechanical trade skills as well as related service vendors. Focuses on the safe, efficient, and reliable operation of campus buildings and associated utility services. Responsible for the around the clock operation of two central chiller plants and availability of emergency power systems.

Essential Job Functions and Responsibilities: Employment duties include, but are not limited to:

  • Leads, manages, and provides daily supervision of employees and vendors in the maintenance and repair of all campus buildings and related site elements. Responsible for coordinating after-hours response for critical repairs and facility emergencies.
  • Manages flow of work orders for the team, makes schedules and assignments, plans for projects, and coordinates with the administrative support staff to ensure work is tracked in the work order management system and customer requests are responded to in a timely manner.
  • Ensures mechanical, electrical, plumbing, and other building systems are operational, efficient, and reliable. Manages the maintenance of critical campus systems such as emergency power generators and central chiller and boiler plants.
  • Trains, motivates, and holds department employees accountable to ensure that work is completed with acceptable quality. Work involves inspecting all areas of campus buildings and grounds, including roofs, basements and crawl spaces, spaces with uneven surfaces, low lighting, limited ventilation, and the like. Must be able to perform these duties with or without reasonable accommodation. Wear appropriate personal protective equipment (PPE) and adhere to all safety standards.
  • Manages and provide mentorship and performance oversight to drive excellence and ensure consistency in service standards. Addresses performance and conduct concerns, applying corrective actions as needed, while fostering a high-performance culture of accountability, professionalism, and teamwork.
  • Provides hands-on support for the team, assisting as needed to resolve HVAC, electrical, plumbing, and other general maintenance issues.
  • Utilizes the campus Building Automation System to monitor and control campus HVAC systems. Troubleshoots and implements repairs and adjustments as needed. Ensures HVAC programming is scheduled for special events and manages occupied and unoccupied schedule programming.
  • Develops and implements work schedules, task priorities and assignments, and staff plans to optimize efficiency in the maintenance and repair of the campus.
  • Routinely inspects buildings and grounds to identify items needing repair and oversee timely corrective actions.
  • Obtains quotes and assists in developing budget estimates for major repairs and maintenance projects to be completed by outside vendors.
  • Oversees management of campus energy consumption and seeks ways to reduce consumption. Provides oversight of all campus utilities and energy consumption.
  • Responsible for the safety of the team, provides OSHA required safety training, and holds employees accountable for following safety policies and guidelines.
  • Develops and implements preventive maintenance schedules for mechanical, electrical, and plumbing equipment and general building components or structures, such as windows, doors, roofs, stairs, furniture, ceilings, and flooring, consistent with standards of good practice.
  • Utilizes the Service Request System (FMX) to assign and monitor progress and completion of work orders requested by campus constituents.
  • Provides verbal and/or written progress reports to supervisor as requested.
  • Works closely with other Facilities personnel to support campus needs.
  • Participates in training, maintains the knowledge and skills necessary to utilize best practices. Promotes continuous improvement of workplace safety and environmental sustainability practices.
  • Supports campus emergency response efforts and is required to maintain on-call emergency response status in the event of emergency activities affecting College of Law campuses.
  • Maintains a collaborative work environment and works well with others

Required Knowledge, Skills, and Abilities: The knowledge, skills, and abilities for this role include:

  • Ability to understand and follow written and verbal instructions and perform assigned duties with limited supervision.
  • Proficiency in English is required to ensure effective communication, safety, and completion of job responsibilities.
  • Ability to utilize computers on a daily basis to respond to emails, write reports, create spreadsheets, and so forth.
  • Functional computer literacy with the ability to use Outlook to respond to emails and utilize the university's Computerized Maintenance Management System (CMMS) to initiate, assign, review, and resolve work orders.
  • Ability to utilize the campus Building Automation System (Schnieder EcoStruxure) to monitor and control campus HVAC systems. Ability to understand basic system logic and troubleshoot general issues.
  • Ability to read blueprints and technical construction specifications.
  • Ability to practically apply recognized standards of good practice relevant to the maintenance and repair of campus buildings and systems.
  • Ability to practically apply recognized standards of good practice relevant to matters of safety and security.
  • Ability to effectively manage and prioritize competing demands and to work collaboratively with other departments.
  • Experience in educational or non-profit environment is preferred.
  • Ability to walk and climb stairs to access work areas throughout multi-level buildings that may not have elevators.
  • Ability to interface and communicate effectively with a wide variety of constituents, including students, faculty, senior administrative staff, alumni, board members, and guests.
  • This job requires frequent sitting, standing, walking, bending, lifting heavy objects (up to 50 pounds), climbing stairs and ladders, working in environments with extreme temperature and humidity common in Florida. Frequently performs work outside and may work in buildings without air conditioning, heating, or other comforts. May work in areas that are dusty, noisy, and areas that may have unpleasant odors.
  • Other duties as assigned by supervisor.

Required Qualifications: This position requires:

  • High school diploma/GED required. AA/AS degree preferred. Vocational training in a skilled trade highly desired and preferred. Five (5) years of supervisory experience in a multi-building campus environment overseeing facility services, maintenance, construction or similar operation.
  • Hands-on experience in the operation, maintenance, repair, and renovation of buildings, building systems and related structures, including exposure to HVAC, hot water systems, electrical, and plumbing systems.
  • Must have experience and skill utilizing Building Automation System software, preferably Schneider EcoStruxure, including the ability to troubleshoot and accurately make adjustments to system parameters.
  • Apply experience and judgment to develop and successfully organize and manage workflow, implement plans, and manage costs and budget.
  • Must have a valid driver's license as travel between campuses may be required.
  • Flexibility to work outside normal hours; nights and weekends may be required.
