Facilities, Trades, & Systems ManagerJob Summary:

The Facilities, Trades and Systems manager is responsible for all mechanical and trade services performed at the College, including all related personnel, inventory, and record keeping functions.  This position is responsible for the quality, quantity and timeliness of all mechanical maintenance work performed on the campus, including the supervision of all mechanical maintenance employees, the scheduling and recording of all routine work assignments, projects, preventive maintenance, etc.  The Facilities, Trades and Systems Manager is responsible for other duties as assigned by the Director of Plant Operations.

Schedule & Benefits: This is a full-time, year-round, day-shift position with a standard schedule of 40 hours per week, Monday - Friday. After hours work (scheduled and on-call) may arise from time to time. All Muhlenberg Plant Operations team members are considered essential personnel; reporting to work in the event of weather or other emergencies, upon request from management, is required. Characteristic Duties & Responsibilities:

  • Responsible for assuring that all personnel are productive and familiar with the proper and safe methods and procedures in the maintenance, repair, and construction of buildings.
  • Three direct reports, Lead electrician, Lead carpenter, and Lead HVAC/Plumbing.  Daily communication is essential to ensure the work orders and maintenance is being performed in a timely manner.
  • Identifies staff development and training needs and ensures training is obtained.
  • Confirms work specifications with building codes.
  • Responsible for routine inspections of all buildings for needed repairs.  Perform inspections of employees work for compliance with standards set for safety, quality and quantity.
  • Obtain best price/delivery date and order materials as required.  Follow established purchasing rules in the use of purchase orders.  Keep track of outstanding material requisitions.
  • Develops and supervises a preventive maintenance program for the mechanical, HVAC, and electrical equipment components in the power plant, academic and administrative buildings and residence halls.
  • Recommend short and long-term mechanical maintenance needs for all campus facilities for budgetary planning.
  • Maintain inventory and record keeping of related supplies and equipment, recommend purchase orders, receive deliveries and monitor distribution of supplies and equipment.  May perform support staff functions as required.
  • Maintains an awareness of industry trends, improved products and equipment and mechanical maintenance techniques.
  • Promotes cooperation with other plant operations managers and personnel.
  • Facilities, Trades and Systems Manager is responsible for seventeen-day shift mechanics and one-second shift mechanic.
  • Ability to plan and design projects.
  • Member of Campus Safety Committee

Physical Requirements:

  • The job requires an employee to bend, reach, stoop, stand and or walk for extended periods.
  • The job requires an employee to climb ladders, inspect roofing material and rooftop HVAC equipment.
  • Lift up to 40 pounds.

While no one person may possess all the qualifications listed below, the ideal candidate will have many of the following professional experiences and characteristics:

Qualifications:

  • Requires a high school diploma, including technical/vocational courses or an equivalent combination of education and experience, from which comparable knowledge and abilities can be acquired.
  • A working knowledge of at least three (3) trades.
  • Minimum of five (5) years of mechanical/structural trades and/or building construction experience with at least three (3) years spent in a supervisory capacity.
  • Experience working effectively and supporting inclusion within a diverse community (prospective and current students, faculty, staff, subscribers, and visitors, etc.).   • Excellent communication skills.
  • Computer literacy and a working knowledge of architectural plans and specification are essential.
  • Knowledge of computerized work order system and building automation systems are essential.
  • Thorough knowledge of construction methods.
  • Completion of satisfactory background checks, including but not limited to driving record, child abuse clearance, education and criminal background.
  • Successful completion of satisfactory pre-employment physical and drug screening.
  • Valid Driver’s license.
