26-73 HVAC Maintenance Repairman (Two Vacancies, MR2) - Facilities Division

The shift available for the two vacant positions is Monday to Friday 7:00 a.m. - 3:00 p.m.

Under the supervision of the HVAC shop foreman, the maintenance repairman will do journey level work in multiple trades, with a high focus on HVAC. Install, replace, repair and/or perform scheduled and unscheduled maintenance on university HVAC, electric, plumbing equipment and services.
The selected candidate must have knowledge of building automation systems and field components; Knowledge of the methods, materials, tools, and practices used in at least two of the building, electrical, or mechanical trades; Knowledge of the occupational hazards and safety precautions of the mechanical trades involved.
The selected candidate must be able to climb, balance, stoop, kneel and crouch to gain access to pipes, wiring and equipment; Able to work from heights, ladders and scaffolding; Able to operate and work from a scissor or man lift and the bucket lift truck; Able to interpret electrical and mechanical systems blueprints and diagrams; Able to communicate effectively in writing and orally; Able to trend data in order to track equipment efficiency.
Responsibilities Include:
- Installs, inspects, operates and repairs heating, ventilating and cooling equipment using necessary hand tools and testing equipment
- Inspect and operate air conditioning units and machinery to determine that all are functioning properly
- Reads thermometers/gauges, and records readings
- Maintains and repairs HVAC system
- Makes adjustment to thermostatic controls and blowers
- Lubricates compressors, motors and other moving parts. Repairs and/or replaces as necessary
- Tests systems before returning/placing them in operation
- Tests joints and connections according to type of refrigerant used
- Repairs leaks and retests
- Utilizes the building automation system for making adjustments to thermostats and valves to ensure proper operation and control of building equipment and climate
- Responds to refrigeration and/or HVAC needs of building tenants
- Performs preventative and corrective maintenance via verbal and written instructions
- Initiate requests for adjustments in air conditioning settings to assure most efficient operation
- Assist in disassembling, repairing, and replacing condensers, thermostats, diffusers, humidistats, pumps, compressors, belts, pulleys and related equipment
- Provide timely response to diagnose source of customer comfort concerns, analyze system requirements, test components, and recommend corrective action if necessary
- Access, monitor, and make adjustments via building automation system. Monitor adjustments to ensure desired results and equipment efficiency
- Repairs, installs, replaces and tests electrical circuits, equipment and appliances Using necessary hand tools and testing instruments
- Inspects and tests electrical equipment as it relates to HVAC equipment i.e. fans, motors, VFD's
- Isolates defects in wiring, switches, motors and other electrical equipment, using suitable testing instruments
- Examines and tests elements of electrical systems to locate obvious faults, such as blown fuses, short circuits, broken wires, loose connections, and worn motor brushes
- Replaces simple elements of electrical system
- Renews circuits either by isolating and cutting out defective wiring and replacing it with new wiring, or by splicing ends of broken wires
- Replaces defective equipment parts such as motor, bushings and bearings and other related electrical parts
- Inspects installs, repairs and replaces pipes, fittings and plumbing fixtures to maintain the heating water, gas and plumbing systems of the plant
- Repairs and maintains piping systems and plumbing fixtures
- Inspects all connections and other parts of system for leaks
- Replaces defective pipe by cutting, bending, threading and assembling pipe
- Solders and caulks leaks and broken pipes
- Opens clogged drains with plumber's snake or vacuum plunger
- Replaces worn washers or other parts in leaky valves or taps
- Repairs or replaces damaged plumbing fixtures such as sinks, faucets, flushometers, toilets, showers and bathtubs and/or connects them to outlet and inlet pipes by fitting gaskets, couplings, traps and valves, and soldering connections to seal joints where necessary
- Handles a variety of hand and power tools
- Perform other duties as assigned
EPA Universal Refrigeration Certification must be obtained within the first 6 months of employment.
This position is deemed "essential" and must remain or report to work during partial or full day closings of the University due to hazardous road conditions, emergency circumstances or for other reasons. The ability to work overtime when needed is also required.
Minimum Qualifications:
- Four years of experience in building and plant maintenance work, which has involved at least two of the building, electrical, or mechanical trades
- OR
- Two years of experience as a Maintenance Repairman 1;
- OR
- Any equivalent combination of experience and training
- Valid Driver's License
Required Knowledge Skills and Abilities:
- Knowledge of the methods, materials, tools, and practices used in at least two of the building, electrical, or mechanical trades
- Knowledge of the occupational hazards and safety precautions of the trades involved
- Ability to care for and use the tools and equipment utilized in the trades involved
- Ability to detect defects in equipment and to make proper repairs or adjustments
- Ability to lead a small group of semi-skilled workers
- Ability to interpret and work from pencil sketches and diagrams
- Ability to follow oral and written instructions
- Ability to operate and/or utilize basic lawn care and snow removal equipment
- Ability to lift and move heavy objects and to work under adverse weather conditions
Preferred Qualifications:
- Universal Refrigeration License
- Mechanical trade and electrical experience
