Job Summary
Under the limited supervision of the Director for Facilities Operations, the Assistant Director for Custodial Operations coordinates and supervises the daily activities of the custodial crews including direct supervision of 2 to 4 Lead Custodians and the indirect supervision of 18 to 27 Custodians. The incumbent is responsible for a variety of administrative functions and special programs related to the facilities operations area. This position administers an annual budget of approximately $600,000.
Key Responsibilities
- Directly supervises up to four permanent lead employees and indirectly supervises up to 27 permanent employees.
- Coordinates work assignments and evaluation of all direct reports including projects during the academic year break periods (winter and summer breaks).
- Responsible for monitoring staff daily attendance using established administrative processes and submitting monthly staff attendance reports.
- Provides supervision for contracted custodial staff when utilized.
- Manages the administration and delivery of custodial services to an on campus residential community of approximately 5000 residents. Residential facilities include 3 traditional residence halls, one suite and two-apartment style building, 1 high-rise with traditional rooms with ensuite restrooms, and the International House, totaling approximately 1,136,000 square feet.
- Estimates labor and materials needed for daily operation and maintenance/cleaning for the entire residential complex and secures service contracts when staffing needs require additional labor. Manages the procurement and supervision of temporary-project based labor to complete turn over processes throughout multiple times of the year included but not limited to move out, move in, winter break, etc.
- Prepares correspondence, reports, and completes administrative assignments on behalf of the Director for Facilities Operations as needed.
- Trains, monitors and evaluates custodial workers in proper use of equipment, materials and accepted techniques. Develop, employ, and refine APPA standards for custodial operations.
- Ensures that the Lead Custodians are trained in methods for providing consistent inspections of daily work.
- Provides written documentation for all training procedures.
- Enforces safety and security regulations and procedures as appropriate.
- Coordinates the emergency callback system to provide 24/7 custodial services, including weekends and holidays.
- Oversees compliance with applicable collective bargaining agreements, ensuring organizational practices align with negotiated labor terms.
- Serves as on-call manager on a rotating basis and is available via cell phone 24/7.
- Coordinates with Facilities Service Coordinator the warehouse inventory of custodial supplies to ensure proper asset management within the custodial area.
- Maintains appropriate level of materials and supplies in stock to ensure effective and efficient service to residents and conference guests.
- Maintains and analyzes weekly supplies requests from staff to ensure appropriate levels of usage.
- Prepares annual budget of custodial operating expenses and equipment for programs and services within the facilities Operations area. Adheres to approved level of funding. Works with the Director for Facilities Operations in maintaining proper records
- Prepares needs analysis for budgetary expenditures for equipment, supplies and services.

- Knowledge of a housing program for a metropolitan university.
- Knowledge of budget experience and administrative techniques related to the development and implementation of appropriate fiscal controls, personnel and appropriate methods of work planning, scheduling and coordination.

Required Qualifications
- Bachelor’s Degree.
- 3 years of custodial lead or supervisory experience.
- Experience supervising professional staff.
- Experience working in a residential or educational environment.
License
A valid driver's license is required for this position. Out of state candidates selected for the position must obtain a State of California driver's license within 10 days of hire in accordance with the California Department of Motor Vehicles regulations.
Once hired the employee must successfully complete the Defensive Driver Training Program provided by the State of California for California State University campuses.
Preferred Qualifications
- 3 years of management experience in Custodial Operations.
- Experience working in a college or university setting.
- Experience coordinating staff training.
- Experience working in a collective bargaining environment.
- Experience using computer application systems.
Compensation
Classification: Administrator I
Anticipated Hiring Range: $6,694/month
CSU Salary Range: $4,135/month - $12,288/month
The final hiring salary will be commensurate with experience.
