Custodial Supervisor

Department Summary

Student Life Facilities partners with Housing, Dining, University Unions, Recreational Sports, and other units within Student Life to provide exceptional residential, recreational and learning experiences for students at the University of Michigan. There are approximately 290 employees working in Student Life Facilities. The Student Life building and infrastructure portfolio consists of 3 university unions, 9 residential dining halls, 18 retail locations, 18 residence halls for approximately 9500 undergraduates, and apartments for approximately 1500 graduate students and their families. Student Life Facilities is composed of 4 Directors who have distinct roles with Daily Operations, Capital Projects, and Trades & System Management. The Goal of Student Life Facilities is for all infrastructure to always work as intended.

Position Summary

Provide leadership for daily custodial operations of the Michigan Union and Michigan League including but not limited to developing and maintaining operational excellence in all aspects of hospitality management. To include custodial services, customer service, conference and banquet room set-ups, audio-visual services, maintenance, safety and security. Identify and manage projects. Daily inspection of equipment and facility to ensure proper use and maintenance needs.

Supervisory - 60%

  • Hire, train and supervise all permanent bargained for and temporary custodial staff to include hotel, laundry and general building while complying with the AFSCME, University, State and Federal codes and regulations.
  • Schedule, assign and monitor the work of custodians in a 24/7 operation including coordinating the flow of work or services between Catering, Set-up, and Custodial departments to meet the needs of the guests and the general building.
  • Schedule, assign and monitor the work of custodians including but not limited to coordinating the flow of work and developing daily worksheets.
  • Evaluate and review the performance of assigned staff. Responsible for the resolution of employee complaints and grievances, including first-step grievances. Develop clear standards and expectations that result in a highly motivated, knowledgeable and customer-oriented staff.
  • Identify and assign special tasks and cleaning projects for the building(s).
  • Resolve issues regarding work performance, staffing levels, etc.

Customer Service - 20%

  • Develop and implement customer service training and expectations for all AFSCME staff.
  • Serve as Manager on Duty as needed which includes serving as the point person for all operational needs for events across the building(s), planning and issue resolution.
  • Provide support as needed across University Union's facilities.

Administrative - 20%

  • Inventory and assist with the upkeep of custodial supplies and equipment.
  • Research and provide recommendations on new cleaning supplies and/or equipment to improve work efficiency and increase sustainability efforts.
  • Initiate and prepare forms and records, including payroll records, inventory and requisitions.
  • Analyze staff payroll and report on it in a timely and accurate basis.

Required Qualifications

  • Education: High school education or equivalent.
  • Minimum of one to two years of experience as a housekeeping supervisor or related supervisory experience.
  • Experience in training staff in proper procedures & techniques of custodial duties.
  • Ability to interpret work related literature such as: floor plans, manuals, written instructions, and schedules.
  • Ability to use email, Microsoft Office, and computer technology in an office work environment.

Additional Qualifications

  • Strong customer service, communication, and team building skills in a fast paced work environment.
  • Proficient in Google Office Applications including but not limited to Google Sites, Drive, Docs, Sheets, and Forms.
  • Experience managing bargained for/unionized staff.

Position Responsibilities Criteria

  • Considerable knowledge of methods, materials and equipment used in custodial services.
  • Experience with progressive or corrective discipline in a professional environment for bargained for employees.
  • Effective written and verbal communication skills.
  • Demonstrated attention to detail and excellent follow up skills.

Working Conditions

This position requires flexibility in working hours including days, evenings, midnights, and weekends. Schedules will vary. Schedule: Tuesday-Saturday, 4pm-12:30am.

Physical Requirements

This position routinely moves items weighing up to 25 pounds.
