Custodian Floorcare Technician, Facilities Management, Doheny Campus
The Custodian Floorcare Technician is a lead custodian that plays a critical role in maintaining the cleanliness, safety, and aesthetic standards of the university's interior and exterior spaces. This position is responsible for executing and overseeing detailed cleaning assignments using specialized equipment and techniques across a variety of surfaces and materials. The technician will ensure high standards of hygiene and presentation in academic buildings, residence halls, administrative offices, and public areas. The technician performs floor care, maintenance and finishing duties. Cares for a variety of surfaces including carpet, tile, stone, vinyl, and wood. Uses professional cleaning products, equipment, and techniques. Sweeps, scrubs, mops, waxes, and polishes floors; cleans classrooms, laboratories, shops, lavatories, locker rooms, blackboards, windows, blinds, replenish lavatory supplies, empties wastebaskets, and removes trash, replaces lamps and light fixtures, unlocks and locks doors and windows. Cooperates with Supervisor, Event Set-up Staff, and others in moving tables, chairs, and other furniture and equipment. The technician will be making minor building maintenance repairs and adjustments in laboratories, classrooms, auditoriums. Assist in setting up and preparing for athletic events, assemblies, and graduation exercises. Interacts with customers, visitors, students, coworkers, and others in a friendly, helpful, and professional manner. Uses assigned communication devices.

Position Hourly Rate Range: $19.71 - $23.00
Hiring salary can be above the posted pay range if candidate's qualifications are determined to be above the minimum requirements of the position description.
Duties and Responsibilities:
- Operates and maintains specialized cleaning equipment including carpet extractors, auto scrubbers, burnishers, pressure washers, and upholstery cleaning machines
- Performs deep cleaning and restorative care of: Carpets: extraction, spot treatment, deodorizing; Vinyl and Tile Floors: stripping, waxing, buffing; Wood Floors: dusting, polishing, refinishing; Furniture and Drapes: vacuuming, steam cleaning, stain removal; Windows and Glass Surfaces: interior and exterior washing
- Conducts pressure washing of building exteriors, walkways, and other hard surfaces
- Leads and trains custodial staff in proper floorcare techniques and equipment usage
- Monitors inventory of cleaning supplies and equipment; report needs to supervisor and distribute to various work areas as directed
- Ensures compliance with safety protocols and proper handling of chemicals per OSHA
- Assists in scheduling and coordinating special cleaning projects and seasonal tasks
- Responds to urgent cleaning needs and support event setups as required
- Maintains accurate records of work performed and equipment maintenance
Other Duties and Responsibilities:
- Actively contributes to the success of other departments within Facilities Management such as Event Set-ups, Maintenance, Transportation, and others
- Occasionally provides coverage to another campus while the counterpart is away
- Occasionally provides leadership in place of the Housekeeping Supervisor during vacations and other absences
- Performs other duties as assigned
Job Requirements:
Knowledge: Strong working knowledge of floorcare techniques and the operation of equipment such as burnishers, polishers, scrubbers, extractors, steamers, pressure washers, finish applicators, wax strippers, sealers, air compressors, and small power generators. Safe usage and storage of fuels, chemicals, solvents, and cleaning solutions. Knowledge of Safety Data Sheets as required by OSHA. Demonstrated proficiency in operating commercial cleaning equipment. Strong knowledge of cleaning chemicals, safety procedures, and floorcare techniques.
Abilities and Skills: Ability to lead and mentor team members effectively, and fill-in for Supervisor as requested; Excellent attention to detail and time management skills with a demonstrated ability to lift to 50 lbs. and perform physical tasks for extended periods of time; Flexibility to work evenings, weekends, or holidays as needed; Ability to speak, read, and write English at a level appropriate to perform the duties of the position; follow oral and written directions; Practically use and care for janitorial supplies and equipment; observe and use safe working conditions; and establish and maintain cooperative working relationships; follow verbal and written instructions to ensure safety; operate and care for custodial equipment and supplies applicable to the position; Use custodial systems such as programs that track work orders, two-way radios for communication; observe safety requirements and safe work practices and methods as required; perform work involving regular physical activity; Basic ability to use common software such as Microsoft Office, navigating the internet, and corresponding via emails; Ability to operate University Vehicles using foot pedals/hand-controlled levers on equipment.
Education: High School Diploma or Equivalent preferred
Experience: Minimum three (3) years of custodial experience with emphasis on floorcare and specialized cleaning
Licenses and Certifications: CA Driver License Class C
