As a Utility III-HVAC Technician at KCC, you'll take pride in using your skilled trade expertise (certified, journeyman, licensed, etc.) to ensure our facilities are functioning at their best. Travel to regional centers to perform utility duties is required. Your responsibilities will include:

Physical Demands
The job responsibilities are performed in an office area and presentation venues. Travel by car required. The job has intermittent periods during which continuous physical exertion is required, such as walking, standing, sitting, stooping, bending, climbing, lifting material or equipment, some of which may be heavy or awkward up to 75 pounds. Ability to work from heights (on ladders, scaffolds, and platforms). Moving heavy equipment, materials, structures, and furniture.
Typically requires regular use of one or more physical senses of medium intensity and long duration. Must meet reasonable deadlines, quotas or demands for accuracy, and may be involved in some mildly unpleasant situations.
Minimum Qualifications
- High school diploma or GED equivalency.
- Completion of Journeyman Heating, Ventilation, and Air Conditioning (HVAC) certification (with appropriate trade school certifications and completion of apprenticeship training) OR LARA-licensed Mechanical Contractor OR five or more (5+) years of continuous experience, qualifications, and ability to independently service, install and maintain commercial, industrial, and/or residential HVAC equipment.
- Possess and maintain a valid unrestricted and insurable driver's license, pass the college-approved Safe Drivers course, and able to drive a vehicle.
- Possess basic computer competence.
- Ability to work from heights (on ladders, scaffolds, and platforms), stand for long periods, and move and lift heavy equipment, materials, structures, and furniture.
- Able to obtain and maintain a valid forklift license and safely and correctly operate a forklift.
- Able to effectively communicate and work in a public environment with a diverse population.
- Demonstrated experience working with chillers, boilers, air handlers, hydronics, and/or VFDs.
- Demonstrated experience working with manuals, diagrams, blueprints, project layouts, specifications, and troubleshooting.
Preferred but not Required
- Refrigeration Transition and Recovery, EPA Section 608 Type III or Universal Certification or certification attained within 90 days of employment. (If certified, please attach proof of certificate).
- Training, certification, and experience with building management systems, preferably Trane.
- OSHA 10 and/or 30 Certifications.
- Demonstrated experience performing maintenance in one of the following: school/college/university, plant, or similar industrial environment.
Proposed Salary
According to the updated maintenance salary schedule, Classification Utility III, (2025-2026 hourly rates up to $37.35 - not including continuing education certifications and licensure incentives) as referenced in the Maintenance Union Michigan AFSCME Council 25, Local 331.06 bargaining agreement.

Job Duties
Essential Function: HVAC Responsibilities
- Maintain, repair and install hot water modular boilers, chillers, and VAV distribution systems and components, water treatment equipment, low-pressure chillers.
- Work with building automation systems, such as Trane Tracer Summit and Ensemble.
- Demonstrate ability to work to close tolerances and specifications.
Essential Function: General Work Order Responsibilities
- When not performing trade-specific work, perform work as needed including general repairs and duties associated with the maintenance of the physical plant infrastructure of a higher educational institution.
- Plan, estimate time, labor and material, utilizing appropriate math, calculations and requirements to complete work orders. Provide written documentation on work and related maintenance information.
- Maintain and safely utilize various trade specific instruments, tools, and methods including the use of power and mechanical machinery, within required specifications.
- Maintain up to date knowledge of safety, regulatory and construction requirements, principles, practices and codes to ensure compliance and safe work and workspaces for self and surrounding employees, students and community.
- Maintain knowledge of occupational hazards and special procedures applicable to the work.
- Interpret plans, blueprints, diagrams, sketches, and job specifications; circuit diagrams stock, maintain and may operate a college service vehicle.
Essential Function: Emergency Response
- Respond to emergencies and take immediate measures to prevent additional damage or personnel injury. These duties could include but are not limited to initial cleanup of water, sewage, or other non-hazardous waste associated with a broken pipe, drain overflow, sewage lift station overflow, and HVAC equipment; coil or pipe joint leak; application of ice melt or salt on sidewalks; disposal of trash and other materials.
- (NOTE: Detailed cleaning of floors and other areas will be performed by the cleaning contractor.)
Essential Function: Special Events
- Perform special/unique setups for college events.
- Other duties within the capabilities of the individual as assigned by the Department of Institutional Facilities management staff or assigned designee.
