Maintenance/Facilities Lead (VLC and CCC)
Job Details
Under the supervision of the Associate Vice President, Maintenance and Grounds, performs a variety of skilled work in the maintenance, repair and alteration of district buildings, facilities and fixtures including but not limited to, carpentry and tile, painting, plastering, plumbing, heating/air conditioning and electrical trades work. In addition, for both the Valencia and Canyon Country Campuses, assists the Associate Vice President, Maintenance and Grounds with administrative duties for the Maintenance area as directed. Performs other related duties as assigned.
Essential Duties:

This position blends administrative support tasks and team leadership with skilled trades knowledge and responsibilities.
Administrative Support and Department Leadership Duties Will Include:
- Assists the Associate Vice President, Maintenance and Grounds, with administrative functions for Maintenance as directed. Tasks include, but not limited to, meeting with vendors, contractors, sales representatives, and state regulatory agencies; coordinating repair and project schedules through completion, including the oversight of outside contractors; maintaining inventory records for supplies, materials, chemicals, and tools/equipment; answering inquiries; and recommending campus repairs or improvements to campus infrastructure.
- Supports the Associate Vice President, Maintenance and Grounds with the scheduling, maintaining, troubleshooting, and repairing/replacing of the District’s automated lighting controls, air compressors, and fire panels. Assists with the handling and disposal of hazardous waste and chemicals in compliance with applicable safety regulations.
- Tracks and manages purchase requisitions for needed supplies, materials, chemicals, and tools/equipment. Ensures timely processing of purchase orders, monitors invoice payments, and maintains accurate expenditure records for blanket and open purchase orders. Assists in tracking, coordinating, and implementing authorized overtime assignments as authorized by the Associate Vice President, Maintenance and Grounds.
- Provides guidance and direction to short-term employees, college assistants or other temporary personnel as assigned.
Skilled Trades Knowledge and Responsibilities Can Include:
- Performs skilled work in multiple trades including general carpentry, painting, plastering, electrical and plumbing, the repair/replacement of flooring.
- Performs diverse functions in the construction, installation and maintenance of roofs fences and a variety of other structures.
- Assembles and installs prefabricated furniture (desks, bookshelves, chalkboards, etc.) for office or instructional use.
- Installs, maintains, and repairs gas, water, sewer and storm drain lines.
- Maintains, repairs, and troubleshoots heating, ventilation and cooling equipment, controls and systems including those supporting specialized facilities such as greenhouses.
- Maintains, installs, and repairs door locks and closures.
- Preforms welding/soldering, cutting and threading pipe and basic metalsmithing as needed for the repair of equipment and custom fabrication as needed.
- Operates, repairs, and maintains a variety of motorized equipment including trucks, tractors, forklifts, scissor lifts, boom lifts, and other mechanical systems.
- Performs general maintenance activities on pools and fountains as required.
- Installs, replaces, and maintains District equipment and infrastructure.
- Maintains and repairs plumbing fixtures including sinks, toilets, faucets, dispensers, and pipes; clears obstructions from waterlines, sewer lines, drains and sump pumps.
- Operates and maintains a variety of mechanical tools and equipment such as power saws, power sanders, drills, air compressors, paint sprayers, sewer augers, and various hand tools required for carpentry, plumbing, and maintenance skills.
- Inspects buildings and grounds for safety hazards and facilities repair needs, and reports findings with recommendations for resolution.
- Plans, estimates, purchases materials for, and oversees construction and maintenance projects.
- Performs other related duties as assigned.
Specific Trades Knowledge Can Include:
Electrical:
- Plans, troubleshoots, schedules and makes electrical installations.
- Modifies, repairs and maintains existing and new electrical equipment and systems including a variety of electrical apparatus, devices and controls.
Locksmithing:
- Performs skilled locksmithing functions including installation and maintenance of the District’s electronic access control system and database as well as mechanical security devices, door hardware and key systems
- Performs metal fabrication installs, configures and maintains current and future electronic access control equipment, software, mechanical locking and security devices, door hardware and components. Current systems include Locklink 7.53, Uplink 7.5, Corbin-Russwin Series 70 and Schlage Everest Primus keying and bitting systems.
- Cuts, stamps, programs, distributes and tracks keys and TEKs/fobs. Operates testing devices, computer software and other specialized instruments, tools and equipment in the installation, troubleshooting, repair and maintenance of electronic access control and mechanical locking devices, equipment and various door and security hardware.
- Maintains, tracks, records and updates access requests, key bitting schedules, hardware specifications and vendor catalogs. Maintains and updates computer database.
Mechanic:
- Performs maintenance and repair of District-owned gasoline, diesel and electric-powered equipment and vehicles.
Painter:
- Prepares surfaces, mixes paints and finishes a variety of equipment, furniture, school and physical structures.
- Plans, schedules, installs, maintains, modifies and repairs existing and new building finishes, surfaces, wall components and systems: drywall, paint, ceiling tiles, carpet and vinyl floor surfaces, floor and wall tile, windows and glass.
Swimming Pool:
- Performs chemical treatment of pools and fountains.
- Performs swimming pool service maintenance and maintains pool facilities and equipment.
Position requires ability to:
- Skillfully use a variety of tools and equipment utilized in one or more of the basic maintenance trades.
- Work from blueprints, shop drawings and sketches.
- Maintain and prepare detailed records and reports.
- Use leadership skills to direct hourly temporary and short-term employees.
- Establish and maintain cooperative working relationships.
- Estimate and make materials take-offs for construction/maintenance repairs.
- Plan, organize and direct construction/maintenance repairs.
- Understand and carry out oral and written directions.
- Work off-shift hours and weekends if necessary.
- Demonstrate clear evidence of sensitivity to and understanding of the diverse academic, socioeconomic, cultural, disability and ethnic backgrounds of community college students, staff and community.
Qualifications and Minimum Requirements
Minimum Requirements:
Experience:
Four years of experience as a skilled journeyman-level building maintenance mechanic in one or more building maintenance trades plus two years of specialty training and/or licensed certification (minimum 120 hours). Two of the required four years building maintenance requirements can be substituted with two additional years of specialty training in one or more of the following areas:
- Building maintenance, plumbing systems, HVAC systems, electrical systems.
- Computer-controlled equipment and systems, HVAC and electrical.
- Electrical and pneumatic controls, devices and sequences.
- Telecommunication and electronic infrastructure and devices.
- Heavy-equipment repairs: gasoline, diesel and electric.
- Swimming pool facilities and equipment.
- Gas, ARC and special welding and materials fabrication.
- Swimming pool service maintenance.
- Painting systems, drywall and wall components and systems, flooring and ceiling installations or other building finishes.
- Vehicle maintenance repair.
Education:
High school diploma or its equivalent supplemented by completion of an approved apprenticeship program or equivalent based on training/experience.
Licenses/Certificates:
Possession and maintenance of a valid California driver’s license. Possession and renewal of any professional certificates, certifications or licenses required to maintain accreditation of specialty training.
