Supervises, schedules, trains, coaches, and evaluates
maintenance technicians, support staff, and student employees.
Assigns daily work activities and establishes priorities to
ensure timely completion of preventive, routine, and emergency
maintenance.
Conducts regular inspections of assigned facilities to identify
maintenance deficiencies, code concerns, safety hazards, and
capital repair needs.
Develops, implements, and monitors preventive maintenance
programs for building systems, equipment, and facilities.
Performs and oversees general building maintenance, including
carpentry, plumbing, electrical, heating, ventilation, and air
conditioning (HVAC), painting, drywall repair, door and hardware
repairs, flooring, and other building systems.
Responds to emergency maintenance situations and coordinates
after-hours and weekend response activities as required.
Schedules and manages on-call maintenance staff.
Reviews work orders, establishes repair priorities, assigns
work, and monitors completion through the University's maintenance
management system.
Maintains accurate maintenance records, preventive maintenance
schedules, and departmental documentation.
Oversees the Housing Maintenance inventory system, ensuring
proper inventory control, material availability, and accurate
recordkeeping.
Supervises the University Key Shop and employees responsible
for key issuance, lock maintenance, rekeying, and key
inventory.
Coordinates maintenance activities with Housing staff,
Residence Hall Directors, Physical Plant, custodial services,
Environmental Health and Safety, and other campus departments.
Coordinates and inspects work performed by outside contractors,
vendors, and Physical Plant personnel to ensure quality workmanship
and contract compliance.
Obtains quotes and bids for maintenance projects, repairs,
equipment, and facility improvements in accordance with University
purchasing requirements.
Reviews, approves, and processes purchase requisitions,
purchase orders, invoices, and maintenance-related
expenditures.
Monitors maintenance budgets and assists with budget planning
and cost control.
Investigates maintenance-related concerns submitted by students
and staff and ensures timely resolution.
Coordinates warranty repairs and maintains warranty
documentation.
Assists with planning and coordinating residence hall openings,
closings, summer projects, furniture moves, renovations, and
special events.
Maintains compliance with applicable federal, state, local, and
University safety regulations, including Occupational Safety and
Health Administration (OSHA) standards.
Promotes a safe work environment by conducting safety
inspections and ensuring employees follow established safety
procedures.
Provides exceptional customer service while communicating
professionally with students, faculty, staff, contractors, vendors,
and campus partners.
Performs hands-on maintenance work during periods of high
workload, emergencies, or staffing shortages.
Performs other related duties as assigned.
Scope and Impact
This position is responsible for supervising the maintenance
operations of multiple residence halls while ensuring efficient
building operations and a high level of customer service. The
Maintenance Manager provides leadership to maintenance personnel,
coordinates work across multiple buildings, establishes maintenance
priorities, and ensures the quality and timeliness of completed
work. The position has significant responsibility for operational
planning, resource allocation, contractor coordination, and
maintaining safe residential facilities.
Budget Authority: May be responsible for monitoring and
adhering to the budget. Required to approve timesheets.
Policy and Procedure Authority: Primarily responsible for
monitoring procedural compliance. Limited authority to grant
exceptions within specific parameters.
Reporting Relationships: Generally reports to a
manager-level position or above. May undertake some
responsibilities of the Manager in his/her absence. A Supervisor
generally cannot act on behalf of the Manager in her/his
absence.
Supervisory Responsibility: The primary duty of this role is
the supervision of staff. The role must qualify for exemption under
FLSA by having at least two regular full-time direct reports.
Typically oversees individual contributors and support staff. May
lead a team to deliver a particular service. Does not typically
oversee professionals or subordinate supervisors. Supervisors
provide guidance and oversight to their direct reports and are
responsible for the overall quality of work for their area. They
may provide input into recommendations about a combination of the
following: hiring/transfer, performance evaluations, compensation
adjustments, promotions, reclassification, or discipline.

supervise staff. Applies knowledge of employment regulations,

Qualifications / Experience Required:
Requires a university degree in related field or 4+ years of
equivalent work experience in chosen field that provides knowledge
of and exposure to fundamental theories, principles, and concepts.
Must have a valid driver's license, clean driving record, and be
able to operate a typical motor vehicle.
Experience Preferred:
Experience in a higher education environment. Requires the
application of expertise in a chosen field to achieve
results.
Knowledge/Skills/Abilities:
- Trade skills in at least one area required, multiple skills
preferred.
- General office skills required which include experience with
Microsoft Word and Excel. (Network experience required).
