Essential Job Duties:
Are you a skilled trades professional who enjoys hands-on work and solving complex mechanical challenges? Join our Building Maintenance & Operations team as a Maintenance Mechanic and play a critical role in keeping our facilities safe, efficient, and operating at peak performance.
This position is ideal for a journey-level technician with strong experience across HVAC, boilers, plumbing, electrical systems, and general building maintenance. In this role, you will apply your multi-trade expertise to maintain, repair, install, and troubleshoot a wide range of building systems within the maintenance service zone. Your work will directly support daily operations and ensure reliable, high-performing facilities for our campus community.

Key responsibilities and duties include, but are not limited to:
- Maintain, repair, and operate heating, cooling, steam, and hot water boiler systems and associated auxiliary equipment.
- Diagnose, troubleshoot, and repair boilers, fan turbines, pumps, condensate receivers, steam lines, expansion joints, strainers, pressure-reducing stations, piping systems, insulation, air compressors, and water softeners used in steam generation and control.
- Perform preventative maintenance on refrigeration and air conditioning systems in accordance with manufacturer guidelines.
- Install, maintain, and repair plumbing systems and fixtures; cut, thread, assemble, and install pipe; connect valves; caulk joints; test completed systems; and install gas, water, and sanitary fixtures with proper supports, hangers, and foundations.
- Construct, install, maintain, and repair secondary electrical systems and equipment up to 600 VAC, including conduit, wiring, electrical panels, breakers, switchgear, magnetic starters, disconnects, motors, lighting fixtures, ballasts, switches, and receptacles.
- Troubleshoot control system faults; repair, adjust, and replace temperature controls, regulators, humidity controllers, sensors, and pneumatic control valves and regulators.
- Identify operational deficiencies and implement corrective actions to restore and optimize system performance.
- Communicate effectively with supervisors, coworkers, and the general public, and follow verbal and written instructions related to work assignments and operational needs.
- Perform tasks requiring standing for extended periods, working in confined spaces, and utilizing various tools. Safely climb and work from different types of ladders to access elevated or below-grade areas (such as roofs, above-ceiling spaces, and utility pits). Be exposed to and work in areas where insects or small animals are occasionally present. All essential tasks must be performed with or without reasonable accommodations.
- Perform lifting duties up to 30 pounds frequently and 60 pounds occasionally, with or without reasonable accommodations.

Other Work/Responsibilities:
- This position has been designated as essential personnel for the University and may be required to report to work during adverse weather conditions even though the University may be operating on an alternate schedule. This position may assist with snow and ice removal under the direction of a supervisor
Minimum Experience/Education:
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s).
Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Required Qualifications:
Demonstrate through work, a depth of knowledge and skills for pneumatic controls, as well as DDC type of controls.
Must be able to communicate effectively verbally with supervisors and the general public and understand verbal and written instructions and other communications regarding work assignments and other matters.
Diagnose/troubleshoot/repair boilers, fan turbines, pumps, condensate receivers, steam lines, expansion joints, strainers, pressure reducing stations; piping, insulation air compressors, water softeners and other equipment for generating/controlling steam which requires pipe fitting and other skills.
Must be able to lift up to 60 pounds.
Preferred Qualifications:
- Experience working in institutional, campus, healthcare, or large commercial facilities environments.
- Knowledge of building automation systems (BAS) and pneumatic/DDC control systems.
- Experience performing preventative maintenance and troubleshooting of central plant or steam distribution systems.
Required license or certification:
- Valid Driver's License required.
- NC Driver's License within 60 days of hire.
