Job Description
Under general supervision from higher-level supervisor, performs the following: highly skilled repair, installation and maintenance work: may perform general maintenance on building or grounds, and may do unusual tasks in times of emergency. Established pattern of good work habits and performance with good interpersonal skills.
Adheres to all OSHA and/or Ohio University required guidelines.
Performs highly skilled duties in one or more of the following craft areas:
CARPENTRY - Performs maintenance, alteration, and/or repair to buildings, equipment and wooden structures (e.g., doors, windows, walls, steps, floors, stairways, woodwork, furniture, cabinets); performs spot roof repair; installs security devices, locks and window air conditioners.
ELECTRICAL - Performs maintenance, replacement, minor installation and repair of electrical equipment (e.g., light fixtures, electrical outlets, switches, motors, relays, appliances, electrical circuits, emergency generators).
HVAC/CONTROLS - Performs routine installation, maintenance and repair of heating, air conditioning, refrigeration and control equipment and devices.
PAINTING - Paints rooms, buildings, fixtures, signs and equipment; patches plaster and prepares surfaces for painting.
PLUMBING - Performs maintenance, replacement, minor installation and repair of plumbing equipment and fixtures (e.g., water and steam lines, sewer piping, plumbing fixtures, pumps, regulators, valves, faucets, toilets, sinks, bathtubs, and all related piping).
PREVENTATIVE MAINTENANCE/FILTERS - Performs replacement and maintenance of filters, belts, sheaves, motors, shafts, bearing and other mechanical equipment; cleans filters, louvers, coils, fans, etc.
SHEET METAL - Performs fabrication, installation and repair of metal roofs and related components, fixtures, fittings, etc.
On continuous basis, inspects buildings and equipment for needed repairs or replacements, and performs systematic and routine preventative maintenance of assigned areas; unlocks and locks buildings. Completes necessary documentation. Uses computerized maintenance management system (CMMS).
May train and direct others in any of the above craft areas.
Required to make independent decisions, as necessary.
- Performs other related duties as required.
Minimum Qualifications
- Skill in one or more of the following: electrical, plumbing, carpentry, masonry, sheet metal, painting, plastering, steam fitting, refrigeration, or heating maintenance and repair; strong knowledge of related building codes
- Use of associated hand and/or power tools and equipment
- Ability to understand system of mechanical procedures (e.g., wiring, plumbing, heating, carpentry)
- Add, subtract, multiply and divide whole numbers
- Calculate fractions, decimals and percentages
- Demonstrate dexterity and skillful use of hands, read and write common vocabulary in sentence structure
- Work alone or with others
- Willingness to foster a welcoming and respectful workforce and community
- Read and comprehend electrical, plumbing, and control system blueprints, basic computer and leadership skills
- Work at heights
- Lift up to 50 lbs
- 48 mos. related experience in combination of building maintenance & repair (e.g., electrical, plumbing, carpentry & masonry, sheet metal, painting, plastering, steam fitting, refrigeration, heating)
- Demonstrated skill in use of associated hand & power tools & equipment; or equivalent.
- High school diploma or equivalent**
- Valid Driver's License
- Must complete training associated with specialized duties required of position
- May be exposed to dirt, grease, odors, cramped conditions, extreme hot or cold temperatures, heights, and electrical hazards
- May be exposed to dangerous machinery; confined spaces
- An established pattern of good work habits and performance with good interpersonal skills.
