Job Summary
The Assistant Construction Project Manager coordinates small construction and renovation projects from the project initiation request to one-year inspection. Provides support to project manager. Provides schedule oversight, financial standing, and quality performance evaluation of the construction team for assigned projects.
Additional Department Summary
Coordinates small construction and renovation projects and assists Project Managers and Senior Project Managers on larger, more complex projects, in compliance with Title 39, Title 41, Board of Trustees Rule 415, and University policies and procedures. Reviews construction information for accuracy and completeness throughout the life of a project under supervision. Provides management services as the owners’ representative for tasks such as design review management and schedule oversight, construction administration, financial standing, and quality performance of the construction team for the projects assigned.
Provides support during the design stages to maintain project scope and budget. Coordinates between multiple parties, such as end users, internal partners, consultants, architects, engineers, general/prime contractors, subcontractors, and other agencies as necessary for project success. Prepares and reviews contract documents such as construction contracts, architect/engineer agreements, pay applications, change orders, etc. for adherence to requirements and applicable policies and procedures under supervision. Maintains overall responsibility for the project through financial closeout with guidance and support.
May provide functional oversight, support, and development of Project Engineers, as applicable.
Required Minimum Qualifications
Bachelor's degree and two (2) years of experience in construction, engineering, or project management; OR master's degree and some experience in construction, engineering, or project management.
Additional Required Department Minimum Qualifications
Must have valid U.S. driver's license. Must be at least 19 years of age at time of hire and have an acceptable Motor Vehicle Report that is in compliance with University policies. Applicants under the age of 21 will have some driving restrictions.
Final candidates must submit to and successfully pass a post-offer drug screen.
Skills and Knowledge
Ability to learn the construction industry and develop personal skills for dealing with the varied companies and individuals encountered. Ability to communicate effectively with others, verbally and in writing, using both technical and non-technical language. Understanding of project plans, specifications and other documents. Ability to gain understanding of State Bid Laws, project documentation, Project Delivery Manual, and to show continuous improvement. Proficient with computer applications including word processing, spreadsheets, and email applications and ability to learn construction management and scheduling software.
Preferred Qualifications
Degree in architecture, engineering, building science, business or related field.
