Description of Job Duties and Responsibilities
The Assistant Director of Maintenance Operations supports the Director in overseeing the daily management, scheduling, and supervision of maintenance operations across campus facilities. This role assists in planning, coordinating, and evaluating maintenance programs, ensuring high-quality service delivery, adherence to safety standards, and efficient use of university resources. The Assistant Director serves as a key leader within the Facilities organization, supporting staff development, promoting teamwork, and helping to ensure the university’s facilities are safe, functional, and well-maintained.
Duties and Responsibilities:
Leadership & Team Engagement
- Support the Director as an active member of the Facilities Leadership Team.
- Promote teamwork and accountability across maintenance operations by encouraging collaboration and problem-solving.
- Assist in fostering a culture of professional development, customer service, and continuous improvement.
Supervisory & Management Responsibilities
- Help supervise and coordinate the daily work of trades crews, Trades Specialist Leads, and other maintenance staff as assigned.
- Assist with scheduling, prioritizing, and monitoring preventive maintenance, repair, and renovation projects.
- Support personnel management by providing clear expectations, coaching staff, and ensuring compliance with university policies and applicable regulations.
- Respond to and help resolve issues related to maintenance operations, using sound judgment to prioritize and delegate work.
Operations & Facilities Oversight
- Assist in managing contracted services for HVAC, elevators, fire alarms, sprinkler systems, and other vendor-supported systems. Monitor contractor performance to ensure compliance with university standards.
- Support monitoring of the centralized HVAC system and provide operational oversight of related equipment.
- Help coordinate campus-wide maintenance activities, ensuring protection of university assets and timely service delivery.
- Contribute to planning and oversight of scheduled maintenance, preventive maintenance, and small in-house renovation projects.
Additional Duties
- Serve as an alternate 24/7 on-call supervisor, ensuring maintenance needs are addressed promptly.
- Assist with emergency response efforts, including weather events, system failures, or special university events (e.g., commencements, athletic events).
- Perform journey-level trade work as needed to support departmental goals.
- Assist in monitoring pool and spa operations, including water chemical levels and certification compliance.
- Provide snow removal coordination and support during winter operations; considered essential personnel.
Working Conditions
- Ability to lift up to 75 lbs. and carry up to 50 lbs.
- Work may require climbing ladders, working from scaffolding/lifts up to 100 feet, and performing tasks in stooped, kneeling, or crouched positions.
- Regular use of hand tools, testing devices, and trade equipment.
- Work performed indoors and outdoors, often in varying weather conditions.
- Required availability outside of normal business hours for emergencies or special assignments.
Minimum Required Education
High School Diploma or equivalent with a combination of relevant experience in building trades, maintenance, or facilities management
Required Licenses and/or Certifications
Valid Driver’s License
Minimum Required Qualifications
- Demonstrated knowledge of maintenance operations and building systems (HVAC, plumbing, electrical, carpentry, etc.).
- At least 3–5 years of progressively responsible experience in maintenance or facilities operations.
Preferred Qualifications
- Associate’s degree in Facilities Management, Engineering, Construction Management, or related field.
- Experience working in a higher education or public-sector environment.
- Certification in pool operations, HVAC, or other skilled trade areas.
