Work Location: This position will be eligible for a hybrid work schedule—one day per week for remote work day - pursuant to the College's Work Location Policy.

About the Maintenance Division

The Maintenance Division provides comprehensive maintenance services to academic, administrative, athletic, and residential buildings as well as to faculty housing. These services are provided by a staff of carpenters, painters, locksmiths, electricians, plumbers, maintenance mechanics, and HVAC technicians to ensure a safe and pleasant educational environment. The maintenance staff also conducts routine preventive maintenance checks on various electrical, mechanical, and architectural systems in all campus buildings.

About The Position

The Building Trades Manager supervises a team of carpenters, painters, roofers, locksmiths, and maintenance mechanics responsible for the upkeep and maintenance of building envelope; architectural features such as doors, windows, walls, glazing; and associated equipment and finishes to ensure the highest level of building integrity and aesthetic appeal in all College buildings and facilities.

Primary Responsibilities

  • Promote a safe working environment by following recognized industry practices and Haverford College safety policies
  • Schedule service orders and projects to ensure the timely completion of work requests in support of the mission of the College and its programs
  • Inspect building structural and architectural features and conditions including roofs, rainwater evacuation, exterior building surfaces and trim, windows, doors, and building interiors
  • Proactively ensure employees' compliance with all Facilities Management Department Policies and Procedures, Haverford College Policies and Procedures, and the rules and regulations of other agencies having jurisdiction
  • Coordinate with outside contractors to accomplish the renovation and repair of facilities in accordance with the terms and conditions of relevant contracts
  • Create working sketches, coordinate with technical staff, prepare bills of material for all projects, as required, and purchase materials associated with these projects
  • Maintain inventory of equipment and supplies including machine tools, hand power tools, construction materials, and painting supplies
  • Supervise a team of carpenters, painters, roofers, locksmith, and maintenance mechanics, by fostering a positive and inclusive work environment, assigning and inspecting work, evaluating performance, and addressing any disciplinary issues that may arise
  • Maintain written records including but not limited to time sheets, job sheets, work orders, and inventory control
  • Collaborate with the Mechanical Trades Supervisor, as well as Housekeeping and Grounds Managers, with respect to projects requiring the participation of these disciplines
  • Perform other duties as assigned within the normal scope of the department's responsibilities and the individual's capabilities

Line of Report: The Building Trades Manager reports to the Associate Director of Facilities Management and directly supervises a team of 12 employees.

Minimum Qualifications

  • Bachelor's degree or equivalent experience
  • 5 years of prior relevant experience in the building trades or project management
  • 5 years of demonstrated supervisory experience of staff/team reporting directly to you

Preferred Qualifications

  • Experience in the building trades or project management at an institution of higher education
  • Project management experience in a high-volume work environment
  • Ability to read and interpret blueprints and to possess skill in the use of tools and equipment associated with all aspects of the building trades
