General Maintenance 1
Job Summary
Reporting to the Supervisor, Housing Facilities Operations, this position works independently or with other team members to perform basic general maintenance and repairs to AU Student Housing Facilities. Maintains, services, and conducts minor repairs on buildings and equipment. Performs a variety of semiskilled duties in the areas of plumbing, carpentry, electrical, painting, or plastering. Assists maintenance engineers and other workers with their tasks. Complies with established safety guidelines and procedures. May require a high school diploma. Typically reports to a supervisor or manager.
Responsibilities
The job duties include, but are not limited to:
- Performs inspections of existing spaces to identify deficiencies related to mechanical systems, electrical and lighting components, windows, doors, locks, surface finishes.
- Initiates Work Orders within the existing Work Management system and updates information as progress is made.
- Performs assigned routine maintenance tasks, troubleshoot and repair various building system components including heating, cooling, and ventilation systems, control systems, plumbing systems, and lighting systems.
- Responds to system failures including electrical outages, plumbing and HVAC system related leaks including clearing clogged piping and drains and assisting with cleanup of affected areas.
- Install, troubleshoot, repair, and maintain building electrical and lighting systems. Includes lighting elements, ballasts, devices, small fan motors and outlets/switches.
- Provides routine and scheduled maintenance including replacing lamps, ballasts, and batteries.
- Performs basic carpentry tasks such as painting, door repair, casework, and signage repair and replacement.
- Maintains indoor surfaces in regards to finishes, patch/paint walls, and flooring.
- Provides support for student housing events throughout the year including student move-in/out and other special events.
- Coordinates work performed by outside vendors and contractors including annual compliance inspections of elevators and other regulated systems.
- Collaborates with housing unit staff including Resident Advisors as needed on access needs and work progress
- Performs all work in timely, safe, and cost-effective manner while protecting building structure and occupants. Comply with appropriate regulatory agencies guidelines and standards.
- Ensures quality and timely responsiveness of assigned maintenance activities, including after-hours response to emergency calls.
- Performs all other related duties/tasks as assigned.
Required Qualifications
High School diploma or GED from a recognized State or Federal accredited organization with one year experience; Valid driver's license.
Other Required Qualifications
Basic level of knowledge in general building maintenance and construction skills.
Preferred Qualifications
Preferred Experience
Associates degree from an accredited technical college or equivalent, two (2) years of experience in a maintenance organization.
Knowledge, Skills, & Abilities
KNOWLEDGE
Knowledge and understanding of basic building maintenance, operations, and repair including electrical, plumbing, mechanical, carpentry, and general trades. Basic knowledge of current building codes and practices, and OSHA standards of performance.
Basic ability to correctly and safely use common hand and power tools.
Shift/Salary/Benefits
Shift: Days: Monday - Friday
Pay Band: B6
Salary Range: $18.85/hourly
Salary to be commensurate with qualifications of the selected candidate within the established range (generally minimum-midpoint) of the position

Conditions of Employment

Driver's License Statement
The Human Resources Division will request a driver's history report for the identified top candidate(s) for this position. We will initiate this through our Background Check Vendor; this report will come from the Department of Motor Vehicles. The selected candidate must have a valid driver's license.
