Position Summary

The Operations & Facilities Management Department at WashU Medicine is committed to delivering a comprehensive range of services to support the medical campus.

We oversee maintenance and operations for 65 buildings, covering more than 11.1 million gross square feet of space. This includes the 11-story, 609,000-square-foot neuroscience research building, which houses one of the world’s highest concentrations of neuroscientists. Our responsibilities include operational and administrative support, strategic planning, and project management.

Furthermore, as WashU Medicine continues to expand its presence both on and off campus in areas such as teaching, clinical care, and research, our team remains instrumental in ensuring the seamless delivery of clinical care, advancing research initiatives, and facilitating educational endeavors.

The Commissioning Engineer & Mechanical Project Manager will manage the commissioning process, client relationships, and technical staff. Collaborate with consultants and provide technical support and guidance for a wide range of capital projects, including new specialized research facilities and associated infrastructure projects, including HVAC, BMS, lighting controls, etc. Manage and lead the commissioning process for HVAC, BMS, plumbing, and lighting control systems serving specialized research facilities and associated infrastructure. Generate comprehensive punch lists, reports, and documentation. Provide troubleshooting and recommissioning of building systems. Manage ongoing operations and maintenance of building systems serving specialized research facilities.

Job Description

Primary Duties & Responsibilities:

  • Manage and lead commissioning and recommissioning of HVAC, BMS, plumbing, and lighting control systems for specialized research facilities and associated infrastructure.
  • Prepare commissioning checklists and associated documents.
  • Troubleshoot issues with existing HVAC, BMS controls, plumbing, and lighting control systems, identify solutions, and work with technical staff to resolve issues.
  • When required, develop detailed work plans for work occurring in specialized facilities to ensure work is completed safely. Coordinate with multiple stakeholders to schedule outages and ensure work plans are executed properly.
  • Collaborate with consultants to provide technical support and guidance for a wide range of capital projects, including new specialized research facilities and associated infrastructure projects (such as HVAC, BMS, and lighting controls).
  • Estimate probable costs, review construction budgets, and change orders.
  • Perform construction administration, including review of shop drawings and responding to RFIs. Coordinate with contractors, design team, building officials, etc., throughout construction.
  • Communicate and coordinate with architects, owners, other engineering disciplines, vendors, building officials, and consultants.
  • Generate comprehensive punch lists, commissioning reports, and associated documentation.
  • Assist with the development and management of preventative maintenance plans for systems serving specialized research facilities.
  • Monitor the age, capacity, condition, and required redundancy of all architectural elements and MEP systems and recommend required maintenance, repairs, and replacements to ensure top performance of all critical facilities.
  • Evaluate existing MEP systems and associated maintenance practices. Provide recommendations for improvement and follow through to completion.
  • Train maintenance staff on the basis of design, standard operating procedures, good maintenance practices, and troubleshooting of all critical facilities equipment, systems, and controls.
  • Perform other duties as assigned.

Salary Range

$84,200.00 - $148,500.00 / AnnuallyThe salary range reflects base salaries paid for positions in a given job grade across the University. Individual rates within the range will be determined by factors including one's qualifications and performance, equity with others in the department, market rates for positions within the same grade and department budget.
