Head of Property and Campus Development Division

Job Description:

PROPERTY AND CAMPUS DEVELOPMENT DIVISION | KĀ RAWA ME TE WHANAKEHAKA PAPA TAURIMA

Shape the future of Otago’s campuses and create places that inspire.

As New Zealand’s oldest and most research-intensive university, the University of Otago is ranked in the top 1% of universities worldwide and attracts first-rate academics and students. Our campuses are iconic - including the University Clocktower Building, one of Aotearoa’s most recognisable heritage landmarks. Our Dunedin campus has been voted 5th most beautiful, and you only need to visit once to see why.

We are now seeking a visionary, values-driven leader to guide the next era of property and campus development at Otago - shaping spaces and places that enable world-class teaching, research, and student life for generations to come.

Te mahi | The role

This is a career-defining opportunity to lead one of the most significant property portfolios in New Zealand. Reporting to the Chief Operating Officer, you will drive the strategic direction for campus planning, asset management, property operations and capital works across a diverse estate — from heritage buildings to hospitals, laboratories, accommodation, and marine facilities.

You will lead a large division of exceptional people and sit on the Operations Group Senior Leadership Team, influencing decisions that shape the University’s future. Key priorities include delivering a new Campus Masterplan in 2026, completing major projects such as the Wai-ora Building in Christchurch - a world class research facility, and stewarding an annual capital programme of over $100M pa and an annual operating budget of over $120M.

This is a role for someone who thrives on complexity, builds exceptional relationships, and brings strategic clarity to big-picture challenges.

Kā pūkeka me kā wheako | Your skills and experience

We are seeking a leader who combines strategic vision with operational excellence. You will bring:
• Extensive experience in property and asset management, and delivery of major capital works programmes in large, complex organisations.
• Values-based leadership and cultural awareness aligned with our commitment to being Te Tiriti-led.
• Exceptional relationship management skills - able to influence and collaborate across a highly varied organisation and with external partners.
• Strategic thinking and commercial acumen, with the ability to balance heritage, sustainability, and future growth.
• Proven ability to lead high-performing teams and foster a culture of safety, service, and continuous improvement.
