Job Description
Position Summary: Working lead who performs daily cleaning duties while also providing general supervision for a group of custodians who perform a wide range of custodial maintenance tasks involving the use of cleaning equipment and materials. Ensures that university buildings are maintained in a clean, sanitary, safe, orderly and professional manner consistent with contemporary cleaning standards of good practice. Position entails manual labor associated with the routine and project type cleaning of university facilities.
Essential Job Functions and Responsibilities: Position duties include, but are not limited to:
- Supervises a group of custodians assigned to specific buildings and cleaning responsibilities. Ensures that buildings are cleaned according to established standards.
- Receives call-outs from assigned custodians and makes adjustments to staff assignments during the shift to ensure adequate coverage in each building.
- Assists Manager in reviewing custodial assignments, shifting personnel and re-arranging schedules to accommodate changing requirements.
- Recommends material, equipment and personnel needs for planning and budgeting purposes.
- Inventories supplies in custodial closets, picks up supplies from the university storage, and delivers supplies to custodial closets as required to maintain adequate par levels.
- Inspects buildings and provides feedback and training to custodians to improve quality of cleaning and customer service.
- Provides on-the-job training and orientation to new custodians for their assigned buildings and duties.
- Assists custodians with cleaning responsibilities and fills in as needed during vacancies and labor shortages.
- May be on-call for after hours and weekend custodial emergencies. During scheduled shift, may respond to light maintenance after-hours requests to meet campus requirements.
- Performs miscellaneous custodial tasks associated with general cleaning including trash removal, dusting, spot-cleaning, furniture cleaning, glass cleaning, damp wiping, disinfection, and the like. This requires the ability to stand, walk, crouch, bend, and have dexterity with arms and hands.
- Performs various floor cleaning tasks such as dust mopping, scrubbing, vacuuming, spot removal from carpets, spray buffing, burnishing, stripping, resealing and refinishing floors. This requires the ability to stand, walk, crouch, and bend for extended periods. This is physically demanding work.
- Cleans and disinfects restrooms, including fixtures, showers, tubs, walls, ceilings, and floors. Replenishes paper products and soap. Scrubs floors, pressure washes tile walls, and the like. In addition to the physical requirements above, this also requires the ability to bend, twist, reach overhead, and scrub with rotating motions of hand and arms.
- Empties trash receptacles, disposes trash into compactors and/or dumpsters, and bags trash for proper disposal. This requires walking, bending, and lifting of heavy bags and containers. Must be able to lift 25 pounds independently, and 50 pounds with a helper.
- Performs routine maintenance of custodial equipment and supplies. This requires dexterity with hands.
- Unlocks doors to perform cleaning inside secured areas and ensure doors are locked after cleaning said areas.
- Moves furniture, reports needed repairs and performs other duties related to custodial work of a project nature. This requires heavy lifting, pushing, and pulling, up to 25 pounds independently and up to 50 pounds with a helper.
- Reports hazardous conditions and facilities in need of repair to appropriate staff, which may include submitting or recommending work orders and checking supply levels; when working within on-campus residential buildings, responsible for reporting concerns related to on-campus residents.
- Responds to student and other user groups' issues and concerns in a supportive, professional, timely and problem-solving manner.
- Participates in training, maintains the skills necessary to utilize best practices, and participates in quality improvement teams as assigned. Promotes continuous improvement of workplace safety and environmental practices.
- Assists in on-the-job training of new staff on routine procedures.
- Performs cleaning functions specific to the assigned facilities and/or based on seasonal/project requirements that are physically demanding.
- May assist or perform light maintenance tasks such as replacing light bulbs, adjusting furniture, or other similar activities. This may require the use of step-stools or ladders to reach ceilings.
- Maintains a working knowledge of custodial work methods, supplies and equipment, and implements same in a cost-effective manner.
- May assist with event setup tasks as needed to support the university.
- Establishes and maintains effective working relationships with fellow employees, students, and the university community.
- Abides by and complies with university policies and procedures.
- Performs special and other assignments as directed.
Required Knowledge, Skills, and Abilities: The Lead Custodian must possess:
- Ability to supervise other employees and treat all staff with respect.
- Ability to understand and carry out written and oral instructions in English and to perform routine custodial duties without immediate supervision.
- Ability to use a variety of cleaning chemicals in a safe manner, according to manufacturer's specifications.
- Ability to operate carpet vacuums, floor machines, carpet extractors, wet/dry vacuums, pressure washers and associated cleaning tools and power equipment.
- Ability to apply recognized standards of good practice relevant to matters of safety, security and custodial techniques.
- Ability to effectively plan and coordinate multi-task requirements and meet self and pre-imposed objectives and deadlines.
- Ability to establish and maintain effective working relationships with co-workers, students and university community.
- Ability to use hand and power tools applicable to the trade.
- Ability to walk and climb stairs. Some buildings have multiple floors with stairs and no elevators.
- Ability to work in environments with extreme temperature and humidity common in Florida and may work in buildings without air conditioning, heating, or other comforts. May work in areas that are dusty, noisy, and areas that may have unpleasant odors.

Required Qualifications:
Education: High school diploma or GED preferred.
Experience: Five (5) years of experience in custodial work, experience in a multi-building custodial environment preferred, or an equivalent combination of experience and training.
