Maintenance Mechanic Specialist-Controls
Position Summary
Works with the various building automation controls systems necessary to support the infrastructure systems within all assigned areas of the College. Primarily required to provide monitoring, programming, installation, maintenance, troubleshooting, and repair services on all college building automation systems to ensure occupant comfort, space pressurization, system efficiency, reduced facility operating costs and optimized life expectancy of infrastructure and utility systems.
Job Responsibilities
- Maintains, troubleshoots, repairs, and installs all portions of the complex DDC and pneumatic Building Automation Controls Systems that support the campus-wide infrastructure systems.
- Reviews and updates programming and graphics. Conducts daily checks, reports on, and inspects HVAC, lighting, and energy management controls systems and associated software. Investigates and addresses alarms through the controls interface and in the field.
- Communicates and reports on identified issues with the controls systems. Presents and implements recommendations for repairs, upgrades, and enhancements on the controls systems.
- Performs retro commissioning of infrastructure systems to ensure proper equipment function and sequence of operations. Verifies component calibrations. Repairs or replaces hardware as required.
- Provides training and technical support to in-house mechanics, electricians, and the energy team on the building HVAC, lighting and energy automation management controls
- Stays current through self-study, training, and research on the active campus controls systems as well as new technology and industry trends and standards.
- Reviews and comments on the controls package submittals for capital projects.
- Creates punchlists for such projects prior to acceptance.
Education
- High school diploma or GED. Associates or Bachelors Degree Preferred.
- Successful completion of a related trade school or documented training program.
Experience
- Minimum 4 to 7 years of installation and service experience working with building automation systems and/or complex infrastructure systems, of which a minimum of 3 years hands on experience with pneumatic and DDC building management controls systems.
- Familiar with BACnet, Modbus, and integration logic
- Experience and working knowledge of computers, network architecture, and building management controls systems required.
- Experience with any major control platform such as Siemens Apogees, Automated Logic Controls systems, and/or Schneider EcoStruxure including associated programming language.
- Experience with Lutron Lighting Controls or equivalent.
Knowledge, Skills and Abilities
- Demonstrated ability to understand complex interrelationships between multiple utility systems.
- Demonstrated ability to work from drawings, schematics, blueprints and job layouts.
- Strong work ethic and good customer service skills.
- Ability to guide the activities of co-workers on assigned tasks.
- Ability to understand and carry out complex technical written and verbal instructions.

Working Conditions/Physical Demands
Ability to grasp, lift and/or carry or otherwise move objects weighing a minimum of 50 pounds and push/pull objects up to 100 pounds.
Utilize hand tools, power tools, large wrenches, operate small to large valves, visually and audibly observe operating equipment, walk, stand, climb ladders/scaffolds, bend, reach, lift and carry.
Salary Range
$50.77 - $50.77 (As required under NYC Human Rights Law Int 1208-2018 - Salary range for this role when Hired for NYC Offices)
