Position Summary: The Painter will assist the supervisor with the selection, preparation, and application of paint and decorative finishes on a variety of surfaces within residence halls, including plaster, wood, sheetrock, and metal. Working under both general and direct supervision, this position ensures that all work is completed in compliance with federal, state, city, and county codes, as well as current and future guidelines established by USC and the Department of Housing. Responsibilities include performing necessary surface preparation such as stripping, sanding, and repairing prior to applying paint and finishes. This position is designated as essential personnel and requires availability during inclement or hazardous weather and other emergencies.
Key Responsibilities
- Prepare surfaces for painting and finishing, including stripping, sanding, repairing, and cleaning as needed.
- Apply paint, stains, and other decorative finishes in accordance with project requirements.
- Ensure all work is completed in compliance with federal, state, city, and county codes, as well as USC and Housing Department standards and guidelines.
- Maintain a safe and clean work environment and properly handle materials, tools, and equipment.
- Collaborate with supervisors and team members to ensure timely and high-quality project completion.
- Serve as essential personnel during inclement or hazardous weather and other emergencies.

Job Related Minimum Required Education and Experience: Requires job related accreditation from a technical school or an applicable skilled trades program and 2 or more years of job related experience, which may be substituted by an equivalent combination of job related certification, training, education, and/or experience.
Preferred Qualifications: Completion of trade school or a formal apprenticeship program in addition to 2 year commercial/residential maintenance experience.
Knowledge/Skills/Abilities: Knowledge of commercial/residential maintenance practices. Knowledge of painting techniques.
Job Duties:
- Using brush, roller, spray and other means of application, will apply protective and decorative coating to various surfaces within Housing residence halls. Surfaces may include but are not necessarily limited to plaster, wood, sheet rock and metal. Mixes, matches and applies all types of paint, shellac, varnish, enamel and stain. (Essential Function: Yes, Percentage of Time: 50)
- Follows Work Management Procedures. Utilizes prioritized work orders to complete daily tasks. Ensures that necessary information is completed to close out work orders when work has been completed. Leaves door hangers for all work performed. Assemble necessary tools to complete a job. (Essential Function: Yes, Percentage of Time: 20)
- Prepares and applies patching, plaster, caulking and other compounds as needed. (Essential Function: Yes, Percentage of Time: 15)
- Maintains work area/s, tools and equipment in a safe and secure manner. Requisitions needed materials as outlined in USC and Department of Housing guidelines. (Essential Function: Yes, Percentage of Time: 10)
- Other duties as assigned. Responds to emergency, weekend and/or hazardous weather plan call backs including being part of an on-call rotation. (Essential Function: Yes, Percentage of Time: 5)
