Job Summary
Real Estate Services (RES) at CU Boulder encourages applications for a Real Estate Property Manager! Responsible for overseeing the daily operations, maintenance, and financial performance of Real Estate Services (RES) properties. This role ensures properties are well-maintained, fully leased, and follows all regulations. Responsibilities include managing leases, coordinating maintenance and repairs, preparing budgets and financial reports, and serving as the primary liaison between Real Estate Services and tenants. The property manager plays a critical role in increasing university property value and tenant satisfaction.

Who We Are
Real Estate Services (RES) is responsible for managing 13 properties located on the main and east campuses. We also own and manage six student rental units in the Grandview Terrace neighborhood adjacent to main campus.
RES is under the supervision of the Vice Chancellor of Infrastructure & Sustainability, and follows University policies and procedures and provides oversight for state leases and other real estate contracts. This process includes statutory approval of all leases; coordination with the state’s contracted real estate brokers; and maintaining the inventory of University-owned and leased property.
While leasing and property management are the largest day-to-day responsibilities of RES, other activities include real estate acquisitions, long-term planning, negotiation and execution of rights-of-way and easements, etc.
The RES management team is on site and ready to serve. Our goal is to deliver quality management services and to develop a mutually rewarding relationship with our customers.
What Your Key Responsibilities Will Be
Property Management
- Serve as the main point of contact for tenants, addresses complaints and service requests promptly.
- Understand portfolio financials and assist with annual budget preparation and presentation.
- Create and maintain organizational systems to support accurate record keeping, efficient financial transactions and prompt tenant complaint resolution.
- Updates weekly/monthly operations reports and takes actions to resolve issues identified.
- Monitor work order expenses and address discrepancies with service providers.
- Completes monthly property inspections and maintains thorough understanding of properties.
- Maintains and updates COI’s on a regular basis.
- Handles with tenant turnover, coordinates move-in and move-out procedures.
- Enters work orders for building issues and ensures all issues are resolved in a timely manner.
- Update occupancy, vacancy maps and building directories as needed.
- Implement policies and procedures to optimize property value.
- Coordinate renovations and capital improvements.
- Support department and university goals and long-term asset strategies.
Leasing and Agreements
- Negotiate aspects of lease terms and renewals.
- In partnership with RES team, prepare and distribute all leases, contracts, licenses, amendments, MOUs and such in an accurate and timely manner.
- Understand, monitor and enforce all lease terms.
- Abstract leases and ensure information is correct and up to date in lease management software
- Ensure tenant and property insurance aligns with lease and risk management, and is filed appropriately
- Audit Rent Roll quarterly and resolve discrepancies accordingly.
- Monitor critical dates and take appropriate action well in advance of expirations.
Administrative
- Draft correspondence, mailings, and emails as needed,
- Ensures property information and forms on website is current and accurate.
- Prepares newsletters, memos and correspondence as directed regarding building holidays, upcoming events, etc.
- Creates expense reports.
- Track, update and complete checklists, Assetworks, ProLease and all necessary forms and files.
- Assist with general clerical assistance to office and ad hoc projects.
Customer Service
- Acts as an effective liaison with tenants and provides superior customer service.
- Ensures that the telephone is answered and calls are returned.
- Greets guests and visitors and effectively deals with their concerns by exhibiting a professional, mature, courteous, gracious and efficient manner.
- Maintain an excellent customer service relationship with tenants and departments.
What You Should Know
Hybrid work with 3 to 4 days in office minimum. Can be up to 5 days while training. Occasional evening/weekend when necessary.
What We Can Offer
The salary range for this position is $61,000 - $67,000 annually.

What We Require
- Bachelor’s degree. Equivalent combination of education and experience may substitute.
- Two years direct experience in real estate property management.
What You Will Need
Property Management
Responsible for overseeing the daily operations, maintenance, and financial performance of university real estate properties. Acts as primary contact with tenants. Keeps tenants and necessary personnel updated on all work or outages and closures. Assists in emergency situations such as building floods, fires, etc.; makes decisions and acts quickly alleviate problems. Coordinates with risk management, EH&S, maintenance personnel and contractors. Continually monitor building issues to make well informed and quick decisions.
Leasing and Agreements
Prepares and distribute leases, contracts, licenses, amendments, MOUs and other agreements in an accurate and timely manner. Tracks and updates checklists, Assetworks, ProLease and all necessary forms and files. The property manager needs to understand the importance of each agreement term to determine what actions are required to assure compliance.
Administrative
This position is often the clearing house through which the various projects undertaken by the department are processed. As a result, staying organized and on top of tasks is required of the position every day.
Customer Service
This role often gets a handful of questions from tenants daily and excellent communication skills are required. These questions range from small things all the way to major issues that need to be addressed with urgency. The property manager needs to think quickly and determine the best way to handle issues both for comfort of tenants and asset preservation.
Strong knowledge of real estate laws and property regulations. Excellent communication and conflict resolution skills. Financial competence and budgeting experience. Ability to multitask and prioritize effectively. Familiarity with property management software. Proficient in working with Microsoft Word, Outlook, Excel and PowerPoint. Strong work ethic, dependability, detail oriented, and be highly accountable and responsible.
What We Would Like You to Have
- Bachelor's degree.
- 5+ years of experience in commercial property management.
