Senior Project Manager

The Senior Project Manager in Facilities Design and Construction at The Ohio State University is responsible for managing large-scale, complex capital building projects and renovations, typically with budgets exceeding $20 million. This role oversees all phases of the project lifecycle, including budgeting and estimating, scheduling, planning and design, bidding, construction, and closeout. Project delivery methods include Design/Bid/Build, Design-Build, and Construction Manager at Risk. This role will facilitate and guide project development, ensuring alignment with university goals, financial objectives, and regulatory compliance, while exercising independent judgment and providing exceptional customer service.

This position may engage directly with end users from any of the universitys departments, units, colleges, or regional campuses, including but not limited to the Wexner Medical Center and Health Sciences, Academic Colleges, Student Life, Athletics, Research, and other administrative, auxiliary units, or partners as represented in the Facilities Design and Construction organizational structure.

Key responsibilities include coordinating pricing and proposals with contractors, monitoring construction timelines, and ensuring adherence to schedules and budgets. The manager reviews and approves contractor and professional service billings, shop drawings, change directives, RFIs, and change orders. They coordinate service interruptions with operational units, utilities, and energy partners. For Medical Center projects, the manager will collaborate with epidemiology, hospital safety, and compliance. Upon project completion, the manager transitions projects to operations and end-users, ensures delivery of record drawings and operating manuals, and confirms all final invoices and contractual commitments are processed. This role will also act as a resource for colleagues with less experience.

The role acts as the universitys representative to architects, engineers, construction managers, and contractors, ensuring projects meet stakeholder expectations within established parameters. The manager prepares cost estimates, schedules, scopes of work, and negotiates consultant fee proposals. They review design documents for compliance with building codes, university standards, and project objectives, and provide regular communications and status reports to the Director of Projects, Senior Leadership, and other stakeholders. The manager also provides cost analysis and recommendations to ensure projects are delivered on time and within budget.

Collaboration across university departments, including FOD Operations, OCIO, Medical Center Operations, and others is essential to foster teamwork. The manager maintains comprehensive documentation in electronic project files within the internal project management systems, leads or participates in departmental meetings, and engages in continuing education, workshops, and training sessions. Flexibility in work hours is required to meet project demands, including potential 24-hour emergency calls and travel to sites beyond the Columbus campus. A criminal background check and health screening are required.

Minimum Qualifications: A bachelors degree in engineering, architecture, construction management, or a related field, or an equivalent combination of education, training, and experience. 4 years of experience managing capital construction projects in the public sector or university setting. Proven experience in contract and fee proposal negotiation, construction management administration, and knowledge of building systems and construction techniques. Strong organizational, problem-solving, and communication skills, with proficiency in word processing, spreadsheets, planning, and database software. Familiarity with regulatory codes including OSHA, OBC, NFPA, JCAHO, ADA, and HIPAA.

Desired Qualifications: 8 years of experience. Experience with CADD, Revit, BIM, or other computer drafting programs. Licensure as an Architect or Engineer is a plus.

The target hiring range for this job profile is $88,300 - $115,350 annually. The actual salary paid to an individual will vary based on multiple factors, including but not limited to, education, years of experience, internal equity, etc.
